Wainford Mill House is a stunning, spacious riverside house, which is part of a large former maltings/watermill building just outside Bungay. The house sleeps 12+2 people. You will have access to riverside gardens, a small boat and a wood-fired pizza oven. There is also a wood-fired sauna cabin on an adjacent plot called the Secret Sauna (book a slot early to avoid disappointment-details on request). We have also recently opened a speciality coffeeshop opposite, open Thurs/Fridays and weekends.

Wake up to the sound of birdsong whilst enjoying locally sourced artisan coffee and produce. This large vaulted space has an open-plan sitting and dining area, complete with separate fully fitted kitchen, bathroom and two luxurious double bedrooms.

Queenies Cottage has been beautifully restored to retain many original architectural features whilst providing modern comforts; underfloor heating, woodburner, fitted kitchen , downstairs wet room and an ensuite shower room to the master bedroom. Old Post Office Stable sits in the heart of a conservation area on the Norfolk/Suffolk border. Thorpe Abbotts is home to the 100th Bomber Group Museum. They say that the squaddies mailed their love letters back home at the Old Post Office ! 40 mins to the coast, Lowestoft, Gt Yarmouth, Southwold,, with shopping in Norwich, Ipswich and Bury St Edmunds. 10 mins drive from Diss train station with a direct line to London. The Norfolk Broads only 15 mins in the lovely market town of Beccles.

Flixton is a small rural village, 5 minutes to the historic town of Bungay, 20 minutes to the Norfolk Broads, 30 minutes to Southwold. 20 minutes to Norwich, 40 minutes to Bury St Edmunds or Ipswich. Our central location is perfect for holidaying in Norfolk or Suffolk.
