A light and tastefully decorated five bedroom home set across three floors and over 2400 sq ft of versatile living accommodation.

Campton is a peaceful village, a stone's throw from Shefford - an old market town - with excellent links to Hitchin, Bedford and Cambridge. There are lovely countryside walks (Campton plantation) and pubs in the vicinity and we are just a 5 minute drive to Champney's Henlow. There are also great cycling routes nearby and Arlesey train station is just 3.5 miles away.

The downstairs area enjoys bright, open plan living with the added benefit of a separate sitting room and family area and use of a study to work quietly.
The house was recently featured in a TV advert for AO (TV talent Show) because of its bright, dual aspect views of the countryside and versatile living accommodation.

We have five generously sized bedrooms featuring: a king sized with en-suite, a King sized spacious loft room, two doubles (one regular, one small) and bunk beds. There is also a double sofa bed in the family room (which is separate from the main living area) for larger groups.
Outside there is large decked area which has a sofa and recliners; a swinging pod seat overlooking fields and a vintage bistro set for afternoon tea, there is also a wooden dining set.
For children, there is a wooden play house, trampoline and large climbing frame activity centre.
Work to build a summer house/games room will be taking place but will not impede stay. A hot tub is currently in garden but NOT for guest use at present.

If I am not around our neighbours are lovely or we have family who live 10 minutes away. We enjoy the country life because of the space and peace, so please respect our neighbours. A recent booking has forced some rules, can I ask that you are not outside on the decking socialising past a sensible hour, the living room is the perfect entertaining space. (URL HIDDEN) suggests there should be no outside noise past 11pm, so please respect that.

I will call to discuss check in arrangements. Term time check-in on Fridays is typically between 4-6pm depending on availability of cleaners and we allow a later check-out on Sunday if available. For other bookings I will confirm check in and check out with you as I like to call all guests a few days before arrival. Please don't hesitate to contact me so we can both have the best experience.

This is our home and we're very proud to be sharing it with you, so please treat it like you would your own. There will be a manual and instructions manual (for AGA) available online to help you access what you need to know to enjoy your stay.

Please don't hesitate to contact me ahead of your stay so that we can make sure you have the best experience. And also, please remember that this is a non-smoking house; our oldest has allergies so we do our best to keep the place very clean, and we prefer you not light candles around the house or use harsh chemicals/fragrances.

Please take a quick moment to check through the manual so that you can have an enjoyable stay. Please remember that this is our home and not a second property. Do not hesitate to contact us if you have any problems or questions about your stay.
Shoes off please, racks provided for you in hallway.
Key is kept in an outdoor safe next to the side gate, you will be texted or receive a call before you stay. This is changed regularly(URL HIDDEN)Please can you return key to this safe when you leave after checking that all doors are locked and windows are shut downstairs (especially back doors).
WiFi code – We are with Sky, password (upper case) UEXYBRET
Parking – there are no restrictions, the drive can take 5-6 cars when we are using the caravan, or 3 if we are not. Parking on grass is fine.
Rubbish/Bins – these are collected on a Wednesday morning. Bins are kept by the side gate; rubbish in black bin, recycling with green lid. They do not accept glass bottles so please can you bag these and take them with you – do not put in black bin. Thank you.
A recycling in green box is kept under sink but if this gets full you will need to put in green bin outside. There is a separate brown bin (utility) and compost tin (by sink) for food waste, this includes cooked food. This bag goes in brown food bin.
If you are staying midweek, please put bins to entrance of driveway on Tuesday evening.
The chickens will happily eat your left overs if you wish to indulge them, just please don’t feed them chicken, bread, citrus foods (upsets their tummies), large chunks of vegetable peelings or eggs! Other than that they are monsters and will enjoy most cooked scraps and it helps make great eggs.
Chickens – if you are staying for two nights the chickens will not need any attention. They will have ample food and water. You are welcome collect and eat the eggs during your stay, however if you let them out each day they are likely to hide their eggs where you and I cannot find them. They are used to roaming garden in the evening for a good scratch but do not feel obliged to let them out because they are not toilet trained. They may be vocal if they see you in the garden but once they realise you won’t let them out they will happily scratch/rest in their pen. If you do let them out, deliberately or accidentally, they will come up to you and chat (very friendly) or even come into the house but I must stress they are not toilet trained, there is a pan and shovel to collect droppings. They will take themselves to bed just around sunset. Warning, please make sure the gate is shut after this time as there are foxes in the area.


Garden
Garden will usually be tidy and ready for you to enjoy. In scorching summer months if you see a plant suffering there will usually be a can of water close by – please feed. We are currently developing the end of the garden with plans for a games room area. There is also a hot tub which is currently NOT for guest use as we are learning to use/chemistry etc. and are looking to include in listing once the summer house/games room is complete (2018). Please DO NOT attempt to break into the hot tub. Thank you.
Outdoor adult swing – this is for max two persons only. If heavy rain is forecast, please take cushion and put in playhouse or shed. We check cushions each time people stay – sometimes tiny bird poo is on covers but this is because we have many wild birds in the countryside and is not a deliberate oversight on our behalf.
The decking area
This is newly built but is fine to walk on and will be stained. There are a couple of loose boards due to warping in heat/damp but we have checked and can find nothing sharp; if you do find faults please let me know as I am keen to maintain this area.
The barbecue
This is brand new (Aug 17); the previous BBQ was great but hard to clean. If you use the BBQ please make sure you clean it after you, tools and gloves to help you do this are in the cabinet beneath along with utensils. Please wash and return back to cabinet so that next guests can enjoy. Spare butane gas tank is down the side of house.
The Playhouse / Play Equipment / Trampoline
This is for children to use. For the young at heart, the trampoline can take an adult and child on it quite easily; the climbing frame, no so much. Toys and outdoor games will be left in the playhouse. Please ensure they are returned here when not in use.
If using the trampoline, please supervise children at all times (grab a seat and a drink!) and do not allow more than one person at a time to prevent accidents/injury.
The Pantry and Garage
These rooms will be locked as there is nothing in here that you will need during your stay unless you like collecting junk and doing ironing.
The Utility Room
Located just off the kitchen you will find a dishwasher and washing machine. Please use the quick wash setting for dishwasher (36 mins) and setting 11 for the washing machine – you can adjust temp (if you need to use) for convenience. A washing line/s outside.

Downstairs Toilet
This does have a working electric shower but we do not use this, instead we prefer the shower on the first floor but that doesn’t mean you can’t use this – it works fine but is a bit tight and the door can come off rail if pulled too tightly.
Family Room
There is a DVD home cinema system attached to this television which is one of the HDMI input 2. If you switch on TV and then later DVD it will automatically get signal.
You are welcome to watch any of the DVDs, the children’s ones are in the grey sideboard, adult DVDs are in the white cupboard (and more family orientated 12 movies) at far end of family room. If you watch DVD, please put back in box and return to where you got them. There are also board games for young (mostly) and old in the grey sideboard which you are welcome to use. There is also a DVD player in living room on AV2.
The nano-tank operates on a timer and contains a colony of red cherry shrimp (what’s left of them) and small fish. They do not need maintenance but if you did really want to feed then I kindly ask that you do no more than a tiny pinch once a day.
Living Room
You will probably spend most of your time in this room. In winter there is underfloor heating controlled by thermostat, this is not timed and will stay on, so please turn down when you leave or at night. The AGA also helps keep downstairs area warm in winter.
Please be careful opening and closing bi-fold doors, these have been broken by guests before and I have had to remove one of the catches so door can close. The handle is at 6O’clock position which means it’s closed. To open, turn key clockwise and move handle to 3 O’clock (anti-clockwise) and then push. To shut, turn handle back to 6 O’clock and then turn key anti-clockwise. Please don’t force door.
The Kitchen
We have cleared an area of our fridge/freezer for you to use during your stay. Anything that has been left in fridge is for you to use during your time here. You are also welcome to use teabags provided and instant coffee during your stay.
Please can you return plates, cups, tins, saucepans etc. to where you got them from as this can be very time consuming looking for items on our return. Please report any breakages.
We also Airbnb ourselves and realise how hard it is to remember every single condiment, spice, etc. You are welcome to use within reason but please do not think of us as a supermarket – come prepared.


The AGA is turned off during summer unless you have asked for it specifically to be left on (you will be asked on phone). AGA ovens are made to stay on all the time and get very hot; it helps heat the kitchen/downstairs during autumn and winter. Please do not adjust the dials. If you do switch the AGA on during your stay it will take 4-6 hours to get to cooking temperature but we have provided alternatives, see summer cooking*.
AGA usage
An annotated picture will be provided to explain how the AGA functions. Two hobs on the top of AGA are for boiling (left) and simmering (right). When not being used please keep protector on the chrome to avoid getting damaged/scratched. The oven on top right is the hottest oven (about 230C – 200C) depending on where you put the tray. AGA ovens are very deep and can cook multiple items at once. The Baking oven is bottom right (180C – 160C). The left ovens are for simmering (top) and warming oven (bottom). Good for keeping food warm in between courses.
Summer cooking
In the hotter months we turn off the AGA because it gets too hot and we tend to BBQ. We have bought a combi-oven/grill/microwave for guests to use as well as a standalone oven/grill; there is also a Tefal induction hob (very fast) and a twin electric hob to use, toaster, and a kettle - more than enough for when AGA is off. If you plan to do lots of cooking indoor for bigger groups and the weather is not looking good then it is recommended that you use the AGA.
Study
You are welcome to use this room to work in or read quietly. You are also welcome to read any of the books but please return when you are done.
The room is sometimes used to store children’s clothing and vintage items that we well (you’re welcome to browse) and we apologise in advance if this is area (the only one) is not neat and uniform to match the rest of the house; rather than lock the room out of use we thought some guests might want somewhere quiet to work and enjoy the fish tank. Hoover is kept in here.
The fish tank is also on a timer re: lighting. If you wish to feed the fish there will be some food left next to tank, but please don’t overfeed them (no more than once a day) as it’s good for fish to have periods where they don’t eat and the tank can rebalance
FIRST FLOOR
All bedding is freshly washed and changed prior to your arrival. We have also just invested in new mattress protectors and some pillows/duvets for your comfort. Towels are provided for your and will be on your bed depending on how many guests are staying. If you do not use towel, please leave rolled up. If you do not use one of the beds please let us know otherwise we will be washing and ironing clean sheets again. Thank you.
The hot water is on a timer and you should have plenty as we have a huge Megaflo water tank in the loft. In the rare eventuality that you somehow use up all the water you can click Hot Water Boost on the timer and also switch on immersion heater, but it’s not instant so you will have to wait to use or use the electric shower in downstairs toilet instead. Sometimes the bath tap makes a loud noise – simply turn off, check shower valve is not half on and off and try again.
Bedrooms
1 - The master bedroom (king) has an en-suite
2 - The bunk beds
3 – Double room – small double
4 – Double room – standard double bed
5 – loft bedroom (king) – has a separate thermostat that runs independently from mains, and gets hot very quick, so please be aware. Don’t leave windows wide open when it rains heavily otherwise you will have a wet bed!
If there are any issues regarding bedding please call me and I will direct you as to where extra bedding is kept. Sofabed in family room has bedding under the L part of sofa.
There are three fans in the house if it gets too hot in summer – these will typically be on floor or in cupboard.
If you use something of ours that is not included in your stay or break something, we would appreciate it if you would let us know or leave a like for like contribution to cover replacement.
Our neighbours are very nice and aware that we are having visitors staying in the house. One group during August 2016, however, were not considerate when it came to noise. Can I ask that all windows and doors and kept shut in summer months by 11pm to avoid creating a disturbance.

What to do in area?
The village only has one local pub (The White Hart) and is under new management. Shefford is a five-minute walk (left at drive) and has various pubs and restaurants (incl. good Indian restaurant). For walks, Campton Plantation is five-minute walk (right at drive) and can be found just by staying on the path, turning right at church and following round until you come to roundabout where there is a pedestrian crossing.
Clophill is a five-minute drive away and has a gastro pub called The Flying Horses. Ireland (the village) also has The Black Horse and there are further pubs in Northill.
Henlow is five minutes south and has nice pubs (Crown and Engineer) and also Champneys Health Farm.
Arlesey Station is 3 miles away (trains to Kings Cross take 30 mins)
Shuttleworth is close by (15 mins); Wrest Park (Silsoe 15 mins); Hitchin has lots of lovely boutiques, markets and restaurants (15 min drive); Bedford affords the luxury of lots of services associated with a big city (20 mins); Milton Keynes and Bletchley are 45 mins away and have lots of activities/shopping and attractions; Woburn Safari Park is 20-25 minutes away; Druxford is en-route to Cambridge/Newmarket (50mins – 1 hour).

Please can you take shoes off and leave on shelves in hallway. We have underfloor heating in living room and the AGA produces a lot of heat; boots and black shoes scuff the tiled floors easily. The rest of the house is carpeted.

The barbecue is available for guests to use but there is a knack to light this beast. 1) You must fix the regulator on to the gas tank and twist round. 2) Twist the lever round further to draw gas flow. 3 ) Gas will start flowing automatically, it can’t be stopped unless you twist back. You will need the long matches to light the barbecue (I should have mentioned that first – utility room, top left shelf) because the ignition spark does not work. 4) Close lid and let it warm up for 5 mins 5) when you have finished cooking please disconnect gas from bottle. Wire brush is next to BBQ to clean down. Thanks.

The induction hob and small oven are simple to use and suffice during the summer when we eat lots of salads and BBQ. There is also a very good combi microwave/oven/grill you can use.
Study
You are welcome to use this room to work on or read quietly. You are also welcome to read any of the books but please return when you are done. The study is used to store stock for a vintage unit we run in Hitchin and we apologise if this is not neat and uniform but we are happy for people to use the space rather than lock the room.
The fish tank is also on a timer re: lighting. If you wish to feed the fish there will be some food left next to tank, but please don’t overfeed them (no more than once a day) as it’s good for fish to have periods where they don’t eat and the tank can rebalance. Some of the fish have started fighting each other to assert themselves. Please don’t worry yourself.

Arlesley station is a 5 minute drive with links to Hitchin and London.
The market towns of Bedford and Hitchin are a 15 minute drive away. Cambridge is 45 minutes away.
Things to do not too far from here – Wrest park English heritage, Shuttleworth collection and Swiss gardens, Moggerhanger house and park, Woburn Safari park, Whipsnade zoo and Luton discovery centre.

A great house for families. We were comfortable with 8 adults and 3 kids. Loads of stuff to keep the kids entertained and a great BBQ and outdoor space for summer days. The house was as seen in the pictures and immaculate. Really recommend it for a long weekend with extended family. Lots of walks and activities nearby makes it a great location for a country getaway.

Here is a lovely sense of spaciousness style and comfort. Indoor and garden furniture very comfortable and the whole garden is very pleasurable to be in with lovely views over meadows woods and sheep. Our host was very easy to deal with and we all felt welcomed and cared for.

The house is beautiful and we felt right at home and very welcome! The kids loved the piano, trampoline, chickens and fish. We loved the bottle of wine left for us, the views from the sitting room, and the light and space in the house. The location was good for Woburn Safari Park, Bletchley Park, Shuttleworth museum, and linking in to long distance footpaths for wallks/runs. Everything was as per the description other than we'd made an assumption around the electric oven/cooker being a standard cooker alternative to the Aga (switched off for summer) however, this need was met by a number of plug in hot plates, a microwave that cooked as a fan oven and another quite small oven/grill combo. It all worked just fine other than the first meal in we were a little slow with figuring everything out and ended up with some restless, hungry folk! That said, we worked it out and the microwave fan oven was quite impressive in cooking a crumble! Richard was a very helpful host, phoning in advance of us arriving to see if we had questions, answering text queries during our stay and allowing us a relaxed leaving time on the last day. Our stay was to be recommended, much appreciated!

This is a great, very comfortable house, and the garden is just beyond fabulous (maybe particularly if you are aged between 3 and say 12, but everybody, 0 to 100, should enjoy it). Richard was welcoming and friendly and always only a mobile phone call away. I gave this place 5 stars on the journey through the Airbnb form/pages to get to this public review page, but really my judgement would 4 and three quarter stars. This is because I have a couple of niggles. Niggle 1: If, like me, you do not sit back and deconstruct the specs on the website, then you will be a little disconcerted with the cooking facilities. If the AGA is not switched on, the alternatives amount to little more than half a step up from what you’d have if you were camping. Niggle 2: The barbeque was . . . erhm . . . well, let’s just say that the visual evidence was that it had been very well used in the past. I do want to end on a positive note. Despite these two minor criticisms, I would absolutely recommend this house to others.

We're really glad you enjoyed your stay. Guests are welcome to use the AGA if they wish to do lots of cooking, but 3 electric hobs, two combi-ovens, kettle & toaster have been sufficient in summer months for parties of up to 10. We're sorry the BBQ was not cleaned properly by our cleaner, it's really important to us that guests enjoy their time in our house so we have just invested in a new Outback 4 burner gas BBQ for guest to enjoy! We are just back from a lovely stay at Richard and Sally's home in Campton for a large family gathering for my daughters 30th Birthday. My partner and I, my three grown up children together with their other halfs and children ranging from 9 months to 6 years enjoyed a proper family weekend in the country with visits to local woods and a maze which provided entertainment for the little ones. The house is very clean and spacious and we loved the decor and furnishings which are tasteful, modern with a quirky retro twist! The garden is a real feature of this property with views over farmland with sheep & cows coming to the garden fence! There is plenty of space both inside and out, lots of play equipment, chickens (there was great excitement, mainly from the 6 year old when the hens laid!) and some beautiful new garden furniture and BBQ. It was just a shame it rained every evening but the weather unfortunately couldn't be arranged even by the most perfect of hosts! We visited a couple of local pubs (one is just up the road a short walk) and there are shops & take aways a short drive away. I can honestly say the hosts seem to have thought of everything and the beds are very comfy too! Thanks for a fab weekend.

We are both teachers. We live in a beautiful village with our three lovely girls. We have two chickens, some tropical fish and cherry shrimp. We love to cook on our aga and go for walks in the local countryside.
