Beautiful Victorian townhouse in Kendal's charming & historic conservation area, with rooftop views over town & nearby hills. On a quiet street, yet only a few mins' walk from town centre with its restaurants, cafes & bars. A mins' walk away is a fine Victorian park. The medieval Castle & delightful River Kent are just a stroll through town. Also only 5 mins' from edge of town woodlands with footpaths leading into beautiful countryside.

COVID SAFETY UPDATE: As you’d expect, we're taking extra precautions to protect our guests against Covid; in addition to our usual thorough clean, all kitchen and bathroom surfaces, door handles, light switches and other high touch areas will be disinfected. However, if you or any of your party is in a particularly high risk group we’d be grateful if you could contact us in advance; if necessary we may be able to block our calendar to ensure the house is unoccupied for 3 days before your arrival.

The house offers groups of friends or family members a cosy, relaxing and comfortable base from which to explore the historic town of Kendal and the beautiful Lake District National Park (or to just relax in the garden or in front of the fire!). The house is full of character, with lots of original Victorian features.

Bed 1: This bright, airy room has a delightful old fireplace and fantastic views over the nearby fells which you can enjoy from the cosy sitting area in your bedroom. The room also has an en-suite shower, loo and wash basin, a clothes hanger and clothes cupboard.

Bed 2: This lovely double room on the 1st floor also has the same wonderful views over the fells. It has a wardrobe and chest of drawers. The main bathroom is immediately next door.

Bed 3: this small but cosy attic room is on the 2nd floor and has a double bed under the eaves. This is the bedroom we use to keep our stuff in, so the cupboards are mainly full, but there's some space for you to put your stuff too.

Bed 4: this room has a small (3/4 size) double sofa bed and can be used either as a fourth bedroom or as a second sitting room. It’s on the ground floor, next to the main living room, and has beautiful views over the fells. It doesn't have clothes cupboards.

We've got some airbeds you can use if your party is made up of singles rather than couples, and you don't want to share double beds – just let us know in advance if you’d like these.

The kitchen diner can seat 6 people comfortably and 8 people snugly! Perfect for a lovely night in with friends or family. We have a well-stocked kitchen with all the usual pots, pans, crockery, cutlery, utensils, tubs for leftover food, etc. that you’d have at home, but if there’s something specific you think you’ll need feel free to ask us if we have it. We also have lots of spices, Fair Trade teas and coffee and store cupboard staples which you’re very welcome to use to cook up a delicious evening meal! The living room has a wood burning stove (logs and kindling provided) so you can relax in front of the fire after a long day out.

The house has a lovely large private secluded garden with a cosy patio area with BBQ and chiminea that you’re welcome to use. If the garden area seems a little untidy that’s because the birds, bees, butterflies, hedgehogs and other wildlife love it that way! If you go into the garden late on a summer evening you’ll probably see and hear some of our resident hedgehogs – just be careful not to tread on them! There’s also a small wildlife pond which we’ve made safe for small children. We have masses of different birds in the garden which you can watch (and hear!) on the feeders from the kitchen table.

If you have half an hour to spare it’s well worth taking a stroll around our local historic neighbourhood of Fellside, with its winding streets and ancient burial ground.

There’s no TV in the house but we’ve got Wi-fi.

There are guidebooks and maps in the house which you can use to plan your days out, but please feel free to get in touch if you’d like any advice on what to do while you’re here.

The house has great public transport connections. The nearest bus stop serving the Lake District, including Windermere, Ambleside and Keswick, via the 555 bus route, is just a 5 minute walk from the house. Kendal train station (on the Manchester to Windermere branch line) is a 15 minute walk, and from there it’s just 5 mins on the train to Oxenholme (on the mainline route between London and Scotland) and 15 mins to Windermere. If you'd like to leave your car at home but are unsure of how easy it will be to get around, just get in touch and we can help you out.

If you plan to drive we have 2 parking permits we can lend you. There’s no parking directly outside the house, but there’s permit parking at the end of the street and on other nearby streets. On the very rare occasions when street parking is unavailable for 2 cars we'll cover your costs for the nearby pay and display car park - please let us know and we can advise on where to park. You'll need to cover any additional parking costs if you have more than 2 cars.

We’re happy to be flexible with check-in and out times where we can, and for guests to drop or leave their bags.

Kendal’s charming high street is just a few minutes’ walk from the house, where you’ll find lots of shops, cafes, a post office, library, chemists and banks. Booths supermarket, a fabulous store selling fine food and drink, and specialising in regional produce, is just a couple of mins away and is open until 8pm on Mon-Fri, and 4pm on Sunday. If you need emergency provisions after this, there’s a Tesco express 5 mins walk away which is open until 11pm. Kendal’s street market is every Wednesday and Saturday.

Kendal is great town for wandering around. It’s known for its many historic alleyways, or Ginnels as they’re known locally. There are also several parks, woodlands and open spaces that you can access from the door – Noble’s Rest, Kendal Castle, Serpentine Woods, The Heights, Castle Howe and the SSSI-designated River Kent, where you might be lucky enough to see some otters!

There are also lots of other things to do in town. There’s a leisure centre with swimming pool and gym facilities, the Abbot Hall Art Gallery and the Brewery Arts Centre with its cinemas, theatre, bars, restaurant and live music programme.

Kendal is just a mile or so outside the stunning Lake District National Park. With more than 3,100km of rights of way there are plenty of amazing walks for all abilities, but the views can be equally stunning without having to venture out into the wilds. As well as walking, the area is great for cycling, or you can take a boat out on one of the many lakes. The Lake District is also one of the darkest places in the UK, so is great for a bit of stargazing if the sky is clear.

We’ve been hosting for 3 years and love having people to stay in our house, enjoying exploring Kendal and the Lakes. Mark’s an art teacher and Gwen’s a climate change campaigner and upholsterer. We live in the house when we don’t have Airbnb guests, so hopefully it’ll feel like a home rather than a holiday let. We love mountain biking, walking and canoeing, and have loads of maps and guidebooks in the house that guests are welcome to use. We’re always very happy to give guests recommendations for days out, including places that are off the beaten track.
