This attractive hand built house has 2 private rooms. They share a bathroom, kitchen and living space with each other, but not with the property's on site manager. The entire first level can be rented as a private home.
The Bird Room has a king sized bed, wardrobe, dresser, TV, comfy chair and large picture windows.
The Boat Room has a king sized bed, large closet, TV and small table.
For short term stays, this space offers comfort in the atmosphere of a real home at a price can't be found in most of western Colorado. You'll feel like your little stop in The Hills was actually a fine historic hotel experience, potentially shared with other world travelers.
The Hills is best suited for long term family stays. There is plenty of space, seating and entertainment in the home and surrounding areas to please everyone. Every day can be blessed with a different group trip and separate date nights out, or vice versa. Dining in is encouraged and easy in the huge and well stocked kitchen.
Long term stays are also an option at this location. We are close to several colleges and near high profile towns with unreasonable rents. My kids have been the benefactors of long term rentals for education and I want to pay that forward.
Rifle is unique in it's access within the Western Slope of Colorado. Rarely can you find small town prices and attitudes within driving distance to so many amazing attractions. Renowned hot springs, world class climbing and river sports, extensive hiking and biking trails, a variety of ski resorts, four wheeling and desert sports, caving and rock formations, boating reservoirs, national monuments, historic mining towns, extensive dining and shopping options and even an adventure park are all less than two hours away from Rifle. Each and every one is also worth the beautiful drive through the breathtaking surrounding scenery. From snowy mountain peaks and sand dunes, to white water kayaking and steamy mineral baths, this is the perfect home base for anyone to explore everything the western slope of Colorado has to offer.

There is no access to this home that does not include at least five steps. Handicap access is not available.
All guests access The Hills by coded entry through the front door on the first level. The private downstairs unit where Peggy, Justin and I stay is accessed through a shared hallway by the kitchen.
Please do not lock either dead bolt, as that locks out other guests. Simply leave through the front and shut the door behind you.
We have access to the entire house at all times, as is the case with all hotel owners and managers. We retain the right to access any part of the house at any time, but respect the privacy of bedrooms under non-emergency circumstances.
We consider the first level bathroom, living room and kitchen to be common spaces to all guests with a rental status including the current date. When renting The Hills as an entire unit requesting privacy from the staff is fine, just keep in mind that we allow flexible check in and check out to common spaces to all guests. You may find yourself sharing common spaces with other renters who are coming and going as early as 9am and as late 9pm. Check out expectation for bedrooms is 12 noon, check in is 5pm, unless otherwise arranged through Peggy.
- Smoking of any kind is permitted in the smoking shed only.
- Pets are allowed on the property, but must be kenneled inside the house.
- All guests on property must be reported to the owner.
- Keep all doors codes fully private. They are for room guests only.
- Only registered guests can stay overnight.
- Quiet time is from 9pm-7am; Request exceptions from other tenants.
- Bathroom time should not exceed 15 minutes per hour per guest.
- Dishes should be rinsed and placed in the dishwasher.
- Do not eat anything you didn't purchase (tea, coffee, spices excepted).
- Sheets and towels should be dropped into the laundry chute.
- Respect the amenities by using them, and leaving them behind.
- Report anything damaged, we'll work it out responsibly.
- Report anything found damaged, so I know it wasn't you.
- Do not lock the deadbolts.
One day recently, I was working at my desk in the living room while an international couple was cooking an Asian meal. It smelled phenomenal. The older newlywed couple checking out of the Boat room had dinner reservations in Glenwood Springs, but was sitting at the kitchen table with Peggy and Justin before they left. Loud laughter from the kitchen made it a little difficult for me to greet the next set of young guests as they arrived, but the laughter had them smiling as well in no time. They used the restroom, dropped their bags in the living room and introduced themselves to the lot of us. It turned out that they had some experiences in common with the guests who's room they were taking. As they drove away to the climbing walls upvalley, Justin made a remark. "I think Teddy just loves to have all this vibrant and diversified energy in his home." He was right. That really brings me joy. Peggy really enjoys it too.
Conversely, another couple recently rented the entire first level, though they didn't need the second room. The gentleman informed me in advance that he and his girlfriend would be enjoying the privacy of the home for a romantic getaway. Peggy said she hardly saw them, except to say hello. She felt a bit guilty just coming and going through the side entrance. I learned only through email, after they left, how much they enjoyed their 'little homey bungalow.'
It's your reservation. Make it what you want it to be. We will accommodate to the best of our ability, especially if you communicate your intentions.
I am a native Coloradan, recently relocated to the east side of the state in Thornton, from the west side in Rifle, where my children and grandchildren live. I travel occasionally on Airbnb for educational seminars, spiritual retreats, social events and family occasions. As a modern gentleman, I am always kind, generous and congenial. In contrast, my great love of adventure and cultural experience bless me with a strong wild side as well. I enjoy involving myself in the beauty, blessings and distinction of each new person, place and situation.
Sometimes I travel alone, but generally I am with my boyfriend, Justin. I may desire privacy, but more often find the new personalities I meet to be the gem of my journeys. As a smoke, drug and chemical free man, my worst vices may be returning home late from a night of dancing...or a penchant for deep and extended conversations...or a life full enough to encourage the occasional oversight.
I own The Hills, where I keep a bedroom in the basement unit so I can visit my family and enjoy my stomping grounds of several decades. I rent the first level, 2 room apartment here on Airbnb as individual rooms or as a private unit. When I am not on site, my Property Manager, Peggy, who also lives in the basement unit, cares for our guests. We both love the interaction, but try to stay in the background, checking in with guests occasionally.
