This guest booked at the lowest price I have ever advertised or accepted, yet had by far the most complaints I have ever heard. She never once communicated with me during her stay but listed these notes after-the-fact, which did not provide any time to rectify in improving her stay. I did my very best to address and resolve her concerns including offering a credit refund, and also contacted AirBnB support team due to her long very negative private message prior to her review.
This is the type of guest I would recommend staying FAR WAY FROM and probably should consider booking an expensive luxury hotel as oppose to a value priced beach town apartment. I had submitted my review of her prior to receiving any communication (as you can read), please see notes below in addressing her concerns:
The address she referenced is different than the address I provided so her getting lost is outside of my scope, I messaged her and provided directions and even waited outside to meet her.
The lockbox code is listed correctly, and I even showed her how to use it upon arrival. She used it successfully, so not certain on the validity of this complaint?
The smell stemmed from garbage she had left in the kitchen trash instead of taking it out, as well a dog bed that was wet from the beach (the apartment did not smell upon her arrival, but did smell bad when I arrived *after her departure*). I washed the dog covers, took out the garbage, used OZIUM odor deterrent, and added automatic air fresheners, the whole place now smells very fresh and wonderful :)
Cleaniness - The place was reasonably clean upon arrival, a cleaning person was here and was paid. as referenced with a dog that sheds a lot and being by the beach there was some sand and dog hair in hard to reach places, overall for your peace of mind the photos provided are current and are very accurate. As she mentioned walking barefoot, not sure if she was walking outside at all to pick up dirt, but either way I have hired a different cleaning person moving forward and require them to now submit photos to me when they are finished that i can share with upcoming guests prior to their arrival. Had she expressed this concern in real time I would have sent a cleaning person over right away! It is actually a newer unit with modern appliances and features so again the validity of her complaint is in serious doubt. Kitchen was spotless, as were the bathrooms. I was here for her arrival and stand by those points.
Comfort of sleep seems to stem from her particular needs, have not had any other concerns regarding comfort. For reference 1 mattress is BRAND NEW (and awesome) with two $100 sleepy's deep rest pillows, and two down feather pillows. The other room has 2 mattresses with a comfort topper and four brand new pillows. I've picked up extra pillows and extra sets of bedding linens following their stay just to ensure comfort is further addressed. (The previous blanket sets were new but the dryer went too hot prior to their stay and scrunched them a little, I offered to drop off a new set they said it was fine, and assured me there was no need, I've since purchased new sets for guests anyway)
Neighbors have been wonderful over the past 6 months with no issues at all, if Maggie had contacted me in real time I could have taken care of whatever the noise issue was at that time. With close to 20 different guests staying here, not a single person has ever had any issues with noise on any level. I live here and haven't ever heard a loud night, people are pretty respectful and courteous in general in the area. As for seagulls - with the windows closed you do not hear anything outside, I'm betting she decided to leave the windows open and that's her issue.
as for "fixing things" there is nothing that needs to be "fixed" on this side. Maggie and her friend's "honesty" is coming from someone who is extremely stuck up, and has unrealistic expectations for lack of a better way to put it. They said they came for a 3 day weekend to play golf - it was quite surprising to see this long review after not hearing anything during their stay.
