It was very disturbing experience for us to work with the guests. Before they arrive, they made very unreasonable demands and claims.
2 months after they made the booking, they informed us that they planned to bring extra guests to the property for day use. When we reminded them our policies and house rules, then they disputed our security deposit and cleaning fee policy. They coerced us into accepting their extra guests free of charge, by wrongly claiming that our policies were against Airbnb rules. They demanded private access for their group to the shared swimming pool. The swimming pool is always advertised as “shared with the host”. When we pointed out our descriptions; they falsely accused us of altering the property description after their booking made. They told us if we would not agree to their terms they would contact to Airbnb.
It was only after they contacted Airbnb officials, they came to realize that their claims had no grounds, then they fully accepted our terms.
We do everything in our power that our guests have a very pleasant experience staying in our house. We carefully write our property description, so the guests have the right set of expectations of the property and they are fully satisfied with their vacation. If the guests had read our property descriptions when they made the reservation and had not try to blame us for their own fault and failing, our experience with the guests would be more positive. I am sure they would be more satisfied with their vacation too.
Just to make a clarification, the cleaning fee is a 25 Euro per person ONE TIME charge regardless of duration of stay. It is designed to offer a small discount to the smaller groups or the guests staying for longer period.
The swimming pool is next to the guest house we (the owner) use in some summer months. The guest house is not occupied all year around.
Finally, there is no “small print” as it was claimed, Airbnb uses one standard font size for all the description.
