Socialising and relaxation are the themes of the living area. An L-shaped sofa piled with quirky cushions provides the perfect chill-out space for watching the 50-inch ‘smart’ flat screen TV or a classic movie or box set from the DVD library which is available for guests to use. Or simply watch the world go by from the large windows, with views down Cockburn Street and up to the Royal Mile.

All rooms in this historic Listed Building apartment open onto the stylish entrance hall, which has crystal light fittings, a full-length silver Louis mirror, and a large storage cupboard for coats and suitcases.

At one end of the open plan living area is a loft-style galley kitchen with chunky oak worktops, stainless steel units, and glossy subway tiles containing high-end appliances (Neff oven and hob, SMEG retro fridge-freezer, dishwasher and washer-dryer) as well as a microwave, toaster, kettle and quality cutlery, crockery and glassware – including a Thomas dinner service for entertaining.

The dining area seats six around a stylish glass table with harlequin gel chairs. A handmade oak and glass staircase created by Scottish cabinet-maker Alasdair Gall (whose work has sold at Christie’s and Bonham’s auction houses) leads to a glass-fronted mezzanine study. Here you can relax with a glass of wine and a good read on the leather armchair (you will find a range of Scottish fiction and non-fiction for use during your stay). Or sit in the Eames Eiffel chair at the mezzanine desk and catch up on writing postcards or sending emails.

If it's raining, spend a cosy afternoon playing a board game from the selection provided for guests to use.

You'll find a hairdryer and hair straighteners to use if you want to glam up for a night out at one of the many bars and restaurants nearby.

You will have access to the whole apartment. Please note that this is a very spacious apartment. Not all apartments in this area have such large, airy rooms or such attractive communal areas. Typically Edinburgh apartments are tenements, and while the apartments themselves can be very attractive, they are often accessed via rather grim common areas. Unlike many others, this apartment has carpeted, well-lit common areas, two lifts, and CCTV and video entry, making it a rare find in the city centre.

ENTRY PHONE, ENTERING & LEAVING
If the entry phone rings, you will see an image of the caller. Lift the handset and press the ‘key’ (top) button to open the door to the building. Replace the handset. PLEASE DO NOT OPEN THE DOOR UNLESS YOU KNOW THE CALLER. When entering or leaving the building, for the safety of all residents, please don’t allow anyone else to enter. If they have a right to be in the building, they will have a key fob of their own. Make sure that the door closes behind you so that no one can slip in behind you. Please double lock the front door of the apartment using the longer of the two keys.

DISHWASHER
There is a dishwasher. (Instructions in the pink file.) Most things in the apartment are dishwasher safe. However, please do not put the following items in the dishwasher please:
-the Thomas dinner service with the silver band
-the coffee set and cafetiere with the gold band
-the cut crystal glasses (all the other glassware is dishwasher safe!)

HEATING
The heating is pre-set. The two bedroom heaters and the one in the hall warm up overnight and give out their heat during the day. The living room heater is also programmed but is on 24/7, adjusting its output automatically. If you get too hot, simply switch off any heater at the wall. There is a portable oil filled heater in the utility room if you need to boost heat levels anywhere in the apartment. Please remember to turn off the heaters when not in use. Thank you!

HOT WATER
The hot water is programmed to heat during the night so that there is ample water during the day. If for any reason you need additional hot water, there is a booster switch in the utility room. Simply switch to the ‘on’ position and turn the dial to the length required – up to a maximum of two hours.

HAIR DRYING/STYLING
A hair dryer and hair straighteners are in the bathroom cupboard for use during your stay. Please don’t place the hot straighteners on any surface that could burn and remember to unplug them after use. Thank you.

LAUNDRY
There is a washing machine. (Instructions in the pink file.) The iron and ironing board are in the utility room. There is also a clothes airer there, which can be raised and lowered using the pulley.

RUBBISH/GARBAGE
Please bag your rubbish and dispose of it down the chute (which is in the room next to the lift/elevator on the first floor. There’s a sign saying ‘Refuse Chute’). Do not use large bags or the chute will block. Regrettably there are no recycling facilities.

WORKTOPS
The kitchen worktops are solid oak. Please wipe spills immediately, as prolonged moisture leaves black stains on the wood. Thank you. This is a particular problem around the sink and kettle, so please remember to mop up any splashes.

TELEVISION
The TV is a smart TV, so you can use internet channels such as the BBC iPlayer and YouTube. You can also log into your Netflicks account if you have one.

CUTLERY
The cutlery is in a drawer concealed within the top drawer of the kitchen units. Put your hand in and you can pull the drawer open to reveal the cutlery.

EMERGENCY SERVICES
If you require the Police, the number for routine calls (such as lost property) is 101. For an emergency response, dial 999.

For a medical emergency, dial 999. For healthcare advice on the telephone, call NHS24 on 111.

Scottish Fire and Rescue can be contacted on 999. If there is a fire in the building, follow the Emergency Exit signs and please do not use the lift (elevator).

There is a fire blanket in the drawer underneath the oven.

POWER FAILURE
If the power goes off in part of the apartment, it is likely that a fuse has tripped. It is simple to resolve this. The switch box is in the utility room next to the bathroom. The entire row should be in the ‘on’ position. If any are in the ‘off’ position, simply switch them to ‘on’. (A battery powered magnetic light can be found on the outside of the switch box.) This should solve the problem.

If the power supply fails to the entire apartment, check to see if the lights are illuminated on the landing outside the apartment. If they are not, there may be a power cut (although this is unlikely). If it is during office hours, the concierge will be able to advise on whether there is a general power cut and will contact the power company.

WATER PRESSURE
An electrical pump ensures good water pressure. If for any reason the electricity supply is cut, you will need to reset the pump in the utility room next to the bathroom. Simply press the green rectangular button, which is inside the lower fitted cupboard.

WATER PROBLEMS
In an emergency, the main stopcock is in the ceiling void above the hallway, which is accessed through a hatch near the front door. (A ladder can be found in the utility room.) This stops the water supply to the entire apartment.

The hot water stopcocks are in the upper fitted cupboard in the utility room. There are two (red wheels), up high near the top of the hot water tank (you will need to use the ladder provided). Turn both of them to shut off the hot water supply.

The above should only be required in an emergency. If you need to do this, please contact us immediately afterwards vis the Airbnb app and we will assist.
