Welcome to my holiday apartment, a light and modern space. You have you’re own private entrance off a quiet lane which leads to the coastal path walk to Fistral beach, about 400m away. There’s excellent food nearby on Fistral, fore street and the Harbour and it’s a short walk to town. Plus private parking next to the flat, a small patio with seating and space for surfboards. Self checkout is 10am and checkin from 5pm to allow a longer antiviral clean. You can stay parked till 1pm. Thank you

A newly converted ground floor 1 bedroom apartment. It has its own entrance, an open plan living room with kitchen and large roof lights. The separate double bedroom leads to a small courtyard with table and chairs. There is a sofabed available in the sitting room area (a small double). Please contact me before booking if you’d like the sofabed as it is not made up unless booked (further details below under sofa bed). There is a w.c off the living area and an en-suite shower and sink off the bedroom. The private parking space is next to the flat.

The flat is in a quieter part of Newquay close to Fistral beach but still within walking distance to the town centre (about 7 minutes). It is newly converted and in good condition.

There is WiFi and TV. There’s a working kitchen with a dining table so you can eat in. Newquay also has some brilliant restaurants (I’ve put some tips below).

My lovely neighbour Mandy looks after my flat and has years of experience running holiday lets and hotels. Her properties have been awarded 4 stars by visit England with excellent cleanliness reviews. Mandy has also worked in care homes and is trained in deep cleaning procedures. We are deep cleaning between guests. We have removed non essential soft furnishings to help. We have also removed communal items and any consumables.
I’m sorry, we normally like to keep a stocked kitchen for your arrival but following advise we have removed all these items for the time being.

Accommodation size and layout: will comfortably accommodate 3 people. The double bedroom (c. 2.7x2.7m) has a standard sized double bed which guests have said is comfortable. There is a dressing area to the side, with room for a travel cot (up to 1.8m long). This leads to the small internal courtyard (about 2x2m) with table and chairs for up to 4 and small space for surfboards. There is a shower en-suite and sink, and a separate Cloakroom and sink (the former is cold water for teeth brushing, the later has hot and cold tap). The living/kitchen room (2.6x5m) has a dining table with 4 seats and sofa bed (small double bed size, ideal for 1 adult or 2 smaller children).

The kitchen: inbuilt electric oven and hob, sink and integrated fridge, toaster, kettle, cooking equipment and dining ware.

Please be aware that we are deep cleaning your accommodation in between guests. Mandy has training in this area. We have also removed non essential items to make this achievable. This includes extra pillows and throws and consumables sun has as food items. There will be bedding for your beds and towels. We use anti viral cleaning methods.

I employ a professional changeover service to ensure your accommodation will be clean and well presented. So far guests have given 5 stars for cleanliness. I think this is very important and am happy to provide this service. To do this I put part of this cost as a cleaning fee (£30) and absorb the rest into my nightly rate. The changeover fee I am charged can exceed the amount of income I make per-night, so I need to charge a partial cleaning fee (£30) to be able to offer good value accommodation, without running at a loss.

3rd guest and sofa bed:

If you book 3 guests the sofa bed will be automatically made up. I am charged an additional clean and linen fee by the changeover company so there is a cost of £8/night to help towards this.

If you are 2 persons and would like the sofa bed made up, please contact me before booking. It is only automatically made up for 3 guests. I am charged extra for cleaning and linen so I need to recover part of this to maintain my nightly prices or I risk running at a loss. I hope that makes sense, please email if you have any questions.

Parking space: I provide a private off road parking space close to the front door. It accommodates an estate car/short van. The flat and parking are accessed along a short gravel lane (please see the google map picture). It is accessible by van and used daily, however it has a tight turn. I will send you a diagram and pictures showing the reversing area that allows you to avoid the tighter turn. You can ask for this prior to booking if you’d prefer.

Please note:

The living room has large roof windows so is full of natural light. If you use the sofa bed and like a very dark sleep space you may prefer to wear an eye mask. I like it pitch black and always sleep in an eye mask however our friends have been fine without but I prefer to mention it just in case.

Restaurants/cafes: Fistral beach: The fish house is my favourite for seafood and The stables has tasty pizza (Tuesdays £10 pizza and pint, good local ciders and ales). The Headland hotel is has a mix of charm and luxury. It overlooks Fistral and has comfy sofas to warm up on after a surf. There’s good food and an excellent Spa and pool. Fore Street, the harbour end of town, has good cafes and pizza places. Breakfast and dinner at Bush Pepper restaurant is particularly good. I’d recommend booking somewhere for dinner during high season.

Our flat is in a lovely friendly and quiet courtyard at the rear of trevose avenue just behind the golf course which leads to Fistral beach. This side of town has lots of other lovely beaches including the gannel, as well as the harbour. I also love the beach cliff walks on the headland and pentire. There are many good places to eat. The Headland Hotel next to Fistral beach, has great sea views and a lots of luxurious charm. There are comfy sofas, hot drinks and snacks for a post surf warm up. Or there’s a good restaurant there. The Fistral beach complex also has plenty of choice, I particularly like the The Fish House, the food is delicious. You may need to book ahead during peak season. Stables has good pizza. On Tuesdays it has £10 any pizza and pint night, it often has live music and serves lots of local ciders and ales. Fore street is another good spot for food and surf shops. Running from the Harbour into town. I particularly like Bush Pepper. It’s family run and does amazing and interesting food. Little Italy is a family run Italian and very friendly. Plus the Pavilion sells good bread.

If your looking for sea views, the Fistral complex, Headland hotel described above are good. The Sea Spray is close by and there’s the relaxed Fern pit cafe on pentire. And Lewinnick Lodge also has great views.

If you're looking for busier night life, there are lots of pubs in town and the Sailors night-club within walking distance. Plenty also show Sky sports including Sailors, Cribbar and Walkabout.
