This beautiful beach unit is full of natural light. It has all new wood floors throughout and is approx 600 square feet. It is located on a quiet street above the garage with private walkway and entrance.

Kitchen
Full kitchen with stainless steel appliances and quartz counters. Includes full size refrigerator and ice maker, oven, microwave, Keurig coffee maker and toaster. Includes an assortment of K-Cup coffee pods, tea, honey + sugars. Has lots of pots and pans and cooking ware and utensils plus some stocked basics (olive oil, coconut oil, salt + pepper, etc.). Includes two barstools for eating or lounging at kitchen counter.

Living Room
Comfortable couch and two leather chairs in living room. French doors open to the private deck over the alley. Has a 55" 4K smart TV. Two new twin memory foam mattresses with bedding are available if you need extra beds (they will fit in living room on the floor).

Bedroom
Bedroom has new Casper mattress king bed, walk in closet, 43” 4k smart TV, full size mirror and ceiling fan. Includes 400 thread count white sheets and down comforter. Bathroom is small, but clean and updated with a marble countertop. It has one sink and a bathtub with a shower. An iron and ironing board is provided.

Portable a/c
We are close to the beach so get a nice ocean breeze most of the time! There is a portable air conditioner available for then few weeks a year that it’s hot enough to want one. It easily vents out through the living room window and is stored in closet and is on wheels to move out to living room. I can also set it up before visit if you think will be wanting to use it.

Garage
Shared garage with one reserved parking spot in garage. Remote keypad access (no keys) to garage and house.

Beach Gear Rental
Beach gear rental available for $30 per stay. Includes beach chairs (two Tommy Bahama backpack chairs and two folding style chairs available), umbrella, cooler and four beach towels.

Other
Private washer and dryer are available in garage.

Wifi is available and the smart 4k TVs in living room and bedroom. You can login to your own accounts such as Netflix, Hulu, Amazon Video, Apple TV or you can also bluetooth movies from your phone to the TV. A Netflix guest account will be provided upon request.

The entrance is located in the back of the house just above the garage. You can park one car in garage with keypad code entrance. There are 17 total stairs up to the unit from garage.

(Note- If you wanted to park a car on Jasmine Avenue instead of the garage, then there are 36 steps down (sloped lot) to entrance plus 13 stairs up to the unit. You could also park a car on 4th Avenue and walk down the alley for less steps.)

Newport Beach Short Term Lodging Permit # SLP13098. Newport Beach charges a 10% tax on all stays, which is automatically added to your rate.

There is a lot of new construction going on in all of CDM village including two homes on my block, so there is a high possibility of construction noise from 7am-6:30pm on Monday to Friday. The city restricts all construction noise (unless done only by homeowner) on weekends and holidays.
