Spinola Park -The Duplex Penthouse is a newly, modern finished one-bedroom Penthouse situated in the highly known Complex - Spinola Park. The property is just a short walk from the picturesque Spinola Bay, St Julian's, close to the best restaurants, nightlife and large outside play areas for kids. This one of a kind property is situated on high grounds, served with lift, enjoying bright and airy open city views from its terrace. The terrace is complete with comfortable outdoor seating table and chairs including a gas bbq.

The lower level comprises of an open-plan bedroom with double bed, with a spacious wardrobe and walk in en-suite bathroom with shower cubicle.

On the upper level – connected with stairs there is the the kitchen/living room, which leads onto the outdoor terrace. Adjoining the dining area there is also a half bathroom with toilet, sink and washer/dryer. This penthouse comes with a fully equipped kitchen with coffee machine, dishwasher, oven, microwave and more. All rooms are fully airconditioned.

The Spinola Park Height – Penthouse is ideally situated within walking distance of shops, cafes, very good restaurants, wine bars, Casinos, clubs, within a few meters from the Sliema popular shopping center, cafes, bars, and restaurants that offer a wide variety of entertainment and relaxation. And it is conveniently located next to various bus stops, which allows full mobility to the entire island. Yet still located on a quite residential street to assure a goodnight repose. For those renting a car parking is available on the street and the neighbouring ones, while secured parking at the same Complex is also possible at an extra 10euro nightly.

Wifi and tv are supplied throughout the property free of charge.

While the supermarket is just a few minutes walk (offered at the same complex) other amenities like pharmacies, banks, fast food outlets like McDonalds, McCafé, Pizza Hut are all within close walking distance. For the evening one can also enjoy a nice relaxing walk at the Portomaso Yacht Marina or enjoy the nightlife in Paceville since both are within walking distance from the apartment.

The capital city Valletta is only 10 minutes by bus away. It is very nice and romantic to have dinner in one of the many international restaurants located around the bay of Spinola. Spinola Bay is a small bay which is characterized by the traditional colourful Maltese fishing boats called the ‘luzzu’.

Access to all the area of the apartment. The whole apartment will be rented and the property is private and not shared with any other tenants.

Due to cleaning necessities the check-in time for the apartments is generally 2.00pm and the check-out is at 10.00am however if there are no arrivals on the same day the apartment can be kept for longer.

Please not that for the weekly price the property includes basic utilities as per below:
- 100KWh- for 1 bedroom apartment
- 150KWh- for 2 bedroom apartment
- 200KWh- for 3 bedroom/ 4-bedroom apartment
- 300KWh- for villas
We give the above kWh free per week with the apartment which is more than sufficient . However if the inclusive amount of KWh will be exceed, an extra charge will apply at a rate of 0. 35c per KWh. Other than that there are no other hidden expenses or charges.

Also please note that when the monthly rate is selected, the price is NOT inclusive of any utilities. Those would be paid for as much as one consumes. Water is charged at a flat rate of 1.10c per day while electricity it is charged at 35c per kWh paid as much as consumed. The payment has to be settled on check in.

Cleaning of the property prior the arrival and after departure is included in the price. Any extra cleaning during accommodation will incur extra charges. Two sets of towels per person and one set of linen per bed is also provided by us, then it is up to one's discrepancy to wash them as much often as desired.

Apartment also available for long term booking of 6 months period maximum with a monthly rate, in such case utilities will not be included in the rate. Please do ask for quote should you be interested

Please note that the rental price does not include the Environmental Contribution tax, introduced on June 2016 amounting to €0.50c per night up to a maximum of €5 for each continuous stay in the Maltese Islands. This applies for 18-year-old and older.

Spinola Park is located in the heart of St. Julian’s. The project delivers a high quality working lifestyle with the comforts of being in a green, thoughtfully curated space.

Spinola park is a Green project - Efforts to limit impact began even before construction as the rock excavated from the site was recycled as aggregate for the concrete. The terraces which characterise Spinola Park’s facade are adorned with over 90 linear meters of lush vegetation per floor; designed by internationally renowned French landscape architect Patrice Marchal. The irrigation of these terraces will use recycled water from the AC units to keep maintenance costs low and waste minimal.

The green roof will provide energy-saving insulation for the whole building as well as soften the visual impact of the project. Waste separation and recycling will also be implemented in the waste management system.

These design choices were carefully made to keep operating and common area costs to a minimum while enhancing the Spinola Park lifestyle.
