Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. It is surrounded by the lovely Kent countryside where you can ramble and refresh yourselves by perhaps ending the day in one of the great pubs cosy by a log fire in Winter or in Summer in an English garden. Guests have said how hard it is to tear themselves away, it truly is a treasure to find.
The Old Smock Mill is a gorgeous four storey building it has carefully been restored to a very high level. We now have opened the ground floor so if couples wish to come with another couple you have the option. The ground floor area can only be booked with the upper holiday let as they are in close proximity of each other. The ground floor website is Old Smock Mill Garden Hideaway. The Mill has eighteen inch brick walls and a white weather boarded tower which stands out on the landscape. The oak exterior staircase leads up onto the beautiful staging where you enter into the Mill. Massive beams span each floor carrying the original upright shaft giant spur wheel and sack hoist. It is a very unusual romantic and memorable place to stay. Each room has been carefully designed to be in keeping but comfort and modern facilities are well catered for. A welcome basket including the owners chickens organic eggs will be given on arrival. Bedroom: Beautiful French king size bed with crisp white cotton sheets. There is a beautiful old copper basin sink and taps and a unique pulley system for hanging clothes. Large beams hold the iron giant spur wheel a stunning spiral staircase leads to the bathroom. Bathroom: Double ended bath, pedestal basin and toilet. Walk in wet room shower with under floor heating. White fluffy towels and locally made hand wash are supplied as standard. Kitchen: The kitchen is well laid out with washing machine/dryer oven hob fridge/freezer dishwasher toaster kettle and a good range of saucepans frying pans cutlery glass and china. Living Room: Dining area with round table and four chairs. Sitting area comfortable leather sofa and two chairs TV DVD player and WiFi. A gas wood-burning stove is great to sit by in the evenings. Other: The 9' wide staging where a round teak table and four chairs are supplied. A bench on the morning side of the staging and two teak steamer chairs for sunbathing. There is an area under a large old apple tree which can be used in the garden for barbecuing. Cleaning/Towels/Linen: All towels and linen is included. Each week the linen and towels are changed and the mill is cleaned. Amenities/Facilities: Barbecue, Parking, Views onto the owners garden. Dishwasher, Fridge/Freezer, Hob/Stove, Oven, Tumble Dryer, Washing Machine. Central Heating, Internet Access, TV. About the area Accessibility The Windmill is not suitable for wheelchair use. Outside The area around the mill at first floor has a oak staging balcony 2.5 metres wide which encircles the mill. There are quality tables and chairs provided with teak steamers and cushions for relaxing in. A barbecue can be supplied to be used in an area in the garden not on the staging. The owners garden is private. Coast/Beach The local beach is Camber sands with its fantastic sand dunes and wide open sandy beaches. It lies close to the lovely Cinque Port town of Rye. Well worth a day trip! There is also the seaside town of Hastings approximately 30 min. away with its famous fishing huts and Jerwood Gallery. The old town is very charming and full of unusual shops but the beach is mainly pebbles. Golf The local area is rich in golf courses with a varying degree of difficulty. In forest Cranbrook there is a full 18 hole course which is less then five minutes away. In Biddenden there is a par 3 18 hole course called Chart Hills and Dale Hill at Flimwell. How to get there Gatwick is 36 miles away. Heathrow is 54 miles away. Ports of Dover 40 miles and Folkstone 36 miles (for euro tunnel) respectively. A car is essential for getting around as the bus services are intermittent. Taxis can be used but need to be booked. Staplehurst station with a direct line to London in under an hour is 15 mins away. Distances Benenden is around 10 min. walk and is the closest village. Tenterden and Cranbrook are around 10 min. by car, both are interesting places to visit. Cranbrook with it's working Windmill and Tenterden with the steam railway. Bewl water (also is the place of lapland UK) which is great for renting bikes and catching a ferry round the reservoir is about 15mins by car. The famous gardens of Sissinghurst Castle and Great Dixter are 10 min. by car. Further Details Benenden has a village shop and traditional butchers. For bigger shops Tenterden contains a Tesco & Waitrose. In Cranbrook there is a co-op supermarket and Hartley Dyke farm shop which also has a great fish shop at good prices. There are ATM machine and Banks in both Cranbrook & Tenterden. Both Tenterden and Cranbrook have sports halls indoor swimming pools and public tennis courts. Apicius is a Michelin starred restaurant in Cranbrook booking essential. West House at Biddenden is another Michelin starred restaurant. The Bull at Benenden has good pub food and the Woodcock at Iden Green both reasonably priced. Fabios' in Cranbrook is a deli/cafe and has delicous Italian fare and serves the best coffee around.   • Itseeni, vaimoni ja 5 kuukautta vanha vauva saivat fantastisen ja ikimuistoisen 2 yön oleskelun tässä maagisessa kunnostetussa tuulimyllyssä Kentin maaseudulla. Clare tervehti meitä lämpimästi saapuessamme ja toivotti meidät tervetulleiksi kotitekoisella leivällä, tuoreilla kukilla, munilla ja hedelmillä. Tuulimyllyllä oli upea tunne ja vaikka sää oli roskaa, se oli aivan täydellinen halata tuleen punaisella viinipullalla, kun vauva nukkui rauhallisesti yläkerrassa. Meillä oli kaivattu, rauhallinen tauko täydellisessä maaseutuympäristössä. Tuulimylly on jopa paremmin henkilökohtaisesti kuin miltä se näyttää! Suosittelemme.

Lämmin, viihtyisä, mukava kaikki mitä voit toivoa oleskelustasi niin kauniilla historiapalalla. Kieretimme tulipalon edessä ihaillen rakennuksen sisätiloja yöllä ja heräsimme aamulla tarkkailemaan kanoja ja ankkoja ja hanhia naarmuuntumasta ja roiskeesta puutarhassa. Claren tervetuliaispakkaus tuoreita kotikasvatuksia ja paikallisia tuotteita sekä paikallisen alueen OS-kartat olivat paikalla, käytimme ja nautimme kaikesta! Erinomainen paikka juhliin lomalle!

    'Green Loanings' is a beautiful, detached country house in an area of outstanding natural beauty with amazing views and gardens on the border of Kent and Sussex. Set privately in 5 acres, the house is close to Tunbridge Wells and the Ashdown Forest. It is under 1 hour on the train from the nearby station Eridge to London. Brighton is about 40 mins away by car or bus. The house is ideal for families (with kids) and groups looking to celebrate a special occasion responsibly.
    Guests can use all spaces in the house and gardens. The house is completely secluded with no visible neighbouring houses. The house borders an apple farm with lovely walks.
    Royal Tunbridge Wells is 5 miles away and is pretty and tranquil spa town. The Ashdown forest is 5 miles in the other direction providing wonderful walks and views of the South Downs.

Sleeping 16, our Sussex barn is converted into 3 cottages each with its own living area and kitchen but with enough room in the middle cottage to all eat and relax together. Enjoy our warm outdoor pool or try one of the many beautiful local walks. It's just an hour by train from London direct to Stonegate station. Bardown Farm is the perfect location for family and friendship groups, business get-togethers and activity retreats.

    The Hive is an open plan contemporary building set in the heart of Kent within easy reach of London and The Coast. Pool is heated June to September only.Historic castles and well known gardens of Kent and Sussex are nearby. The house is in a rural setting with great walks and some excellent pubs along the way. Royal Tunbridge Wells is a short drive. Doggy charge £20 per stay.
    The Hive is an open plan space designed with surrounding nature and organic bee keeping in mind. Please note the bedroom is mezzanine reached by spiral staircase. It is very romantic but perhaps not everyones choice of sleeping arrangements. Kitchen is fully equipped with everything and guests are welcome to use the Bar, just replace what you consumed.
    Best of both worlds, country and town, all yours. Plenty of castles to explore too. Hever and Penshurst Place are our favourites. Royal Tunbridge Wells is a short drive away and offers plenty of eating out and shopping options. Some excellent pubs are walking distance away and you can bring your dog too. London is an hour train journey, Brighton and the cost about the same by car.

    Deer Cottage - a rustic cottage set in the grounds of a wonderful garden and backs onto the woods, yet 5 mins from Tunbridge Wells. The property is on the edge of a 3000 acre estate, where deer and rabbits hop about, Ideal for families and dogs are very welcome too. Further accommodation for up to 4 available listed on airbnb under Bohemia Barn Cottage. two bedrooms one on a mezzanine. Has own courtyard. Also extra accommodation in bell tents available.
    Just an hour from London, Deer Cottage is 2 separate dwellings next to each other; a bathroom and 2 bedrooms - a super king bed in a large room & a small twin/double room. The other building has a fully equipped kitchen and sitting room with a log burning stove. This arrangement works well when one party (i.e. children) have gone to bed and the other can stay up without worrying about noise. Plenty of parking There is a south facing terrace overlooking our pretty garden and a large expanse of lawn. It gets sun-drenched in the afternoon and evening, a perfect place for a BBQ and hanging out together, where wisteria climbs around a shaded overhang. The bathroom has a bath and shower above the bath. This is a unique property where you can be left to your own privacy, yet there are other people around - alone but not lonely! Simon and I live in the main house opposite Deer Cottage and we have people living in the Old Kennels and other converted outhouses, further away from the house.
    Tunbridge Wells is a beautiful spa town with great pubs, cafes and restaurant and shopping. There is often a jazz festival or arts festival on. We can recommend local places to eat at and also to visit, such as Penshurst Place, Groombridge Place, Sissinghurst Garden etc.

    A stunning guest suite over two floors of a large country house. A large open plan bedroom/lounge with a 50 inch TV/DVD player. The luxurious en suite bathroom is on the 2nd floor with jacuzzi bath for 2. From the dressing area is a balcony with views over the garden. Tea/coffee/fridge/toaster. 2 great local pubs for dinner. Early arrival/late departure is £10 per hour. The suite is joined onto our house but has its own private entrance and staircase, and there's no 'shared space'.
    The bedroom is large with There are oak panels, beams and wonderful views of the manor house grounds.The bed is made with egyptian cotton bedding. Tea and coffee making facilities/toaster/small fridge. Plates/bowls// mugs/cutlery/glasses provided. There is no kitchen access with this listing. Mayfield (1.5.miles) has two pubs (Middle House and Rose and Crown) and also coffee shop called The Pink Cabbage’ serving breakfast. Please note this is a rural property- the nearest public road is half a mile away- the perfect location if you are looking for a relaxing, peaceful get-away. The bathroom/dressing room is magical, creating a luxurious vibe for total relaxation.
    Merrieweathers House is set within a 50 acre estate surrounded by stunning countryside and reached by a half mile drive from the main street. There are three other properties on the estate along with woodland, fields and lakes. The medieval village of Mayfield 1.5 miles away. Mayfield is a pretty and bustling ancient village with tea rooms, butchers, delicatessen, wine shop, clothes shops, gift shops, convenience store (open until 10pm) and a magnificent medieval pub. Crowborough 15 minutes away has a Waitrose and Tesco. We are 18 minutes from Tunbridge wells, 30 minutes to Glyndebourne and 20 minutes from Buxted Park. A day out in London or Brighton is easy. Guests have also visited local wineries (inc. Chapel Down), gardens (inc. Batemans, Sissinghurst and Sarah Raven's garden and courses) and castles (Bodiam, Leeds). I provide an extensive list of local attractions including gardens and national trust properties, farms and zoos, beaches, historic buildings and castles, golf, adventure parks, boating and cycling.

    Private self contained cottage in the grounds of a Georgian manor house in Crowborough. Cottage is a studio space with kitchenette. Additional single beds can be added to accommodate more guests in the shared space. With heated swimming pool (during summer months) and huge gardens close to the Ashdown Forest, mainline station to London and Tunbridge Wells. 40 mins to Brighton.
    The cottage is a self contained open plan space on one level with its own entrance. There is a small kitchen and bathroom. It has its own entrance and driveway is gated. The room is fitted with a king sized bed and a single day bed. An additional single can be added but this does restrict floor space. The pool should be open from June till September weather permitted. I leave some breakfast essentials in the cottage fridge so that you are able to help yourselves in the morning and there are many supermarkets within Crowborough. I am a housewife with two children, during the school holidays we may be around using the pool and gardens but it is large enough for all to share. The cottage also has its own private Patio area. We have two dogs who are very excited about new visitors. Pets are welcome and the grounds are secure for them to run around. Crowborough mainline station is 10 minutes walk away which will get you to London Bridge in a hour, and the wonderful town of Royal Tunbridge Wells is a 10 minute drive ride away, the coast is 40 minutes drive.

    The Hopper Hut originally served as temporary accommodation for hop pickers. It used to house up to four families from London on their working holidays. Today, following extensive restoration, the unique square building welcomes visitors once again. Nestled on a working farm in an Area Of Outstanding Natural Beauty, it offers sweeping views of Bewl Water reservoir and surrounding farms. A perfect weekend base from which to explore South East England. Well secluded for self-isolation.
    Overlooking Bewl Water reservoir, close to number of castles, gardens and stately homes - Scotney Castle, Bateman’s, Bodiam Castle, Sissinghurst Gardens, Pashley Manor Gardens, Bedgebury Pinetum and outdoor centre, Royal Tunbridge Wells are just a few places to visit when staying with us.
    The Hopper Hut is set on a working farm. There are very few neighbours and no street lights. Most sounds at night come from the birds at the reservoir or foxes and badgers passing by. The local pubs are friendly and the village is very active and buzzing, especially on Saturday mornings. The nearest pub The Bull Inn is dog friendly - you can even buy your four legged friend a dinner there.

    In a rural setting, self contained contemporary barn with stunning views. Close to many famous houses and gardens including Sissinghurst Castle, Great Dixter, Chartwell, Batemans and Charleston also the South Downs. The Spa town of Royal Tunbridge Wells, 7 miles to the north and the West end of London an hour away by train. The local village of Wadhurst is 4 mins by car.There are cafes and pubs and a great butcher. Only 35 mins to Hastings,Rye and Eastbourne and close to Camber Sands.
    The barn is an open plan space all on one level, only the shower room is a separate room for privacy. Its furnished with quirky pieces bought on our travels. We provide a welcome basket with eggs, homemade granola, butter, bread ,jam,yoghurt, tea and coffee, milk and sugar. The barn has everything you need for a self catering holiday, a really well equipped cooks kitchen, good knives, food processor, nutri bullet, hand blender, le crueset pans etc. The bed linen is top quality 500 thread count, or sumptuous French linen, cool in summer. The comfy king size bed sleeps 2. Their are two large sofas to relax on and watch TV or read . The large wood burning stove makes this barn a year round cosy space with the benefit of electric heating also.
    Wadhurst is in an area of Outstanding Natural Beauty and voted winner of The Sunday Times Best Village in the South East 2017. Mayfield, has been voted best village in the UK by The Times 2 We have some amazing pubs with great food close by. Great walking through deer parks and the South Downs and cycling in and around Bedgebury and the local villages. Bewl Water has some fabulous walks around it and there is a Bistro only a stones throw from the waters edge. Bedgebury Pinetum is very popular for walking with its restaurant as a pit stop. We are 35 minutes away from the coast, Rye Harbour and Hastings make great days out. There are two Indian restaurants in Wadhurst and plenty of places for coffee. Lovely interiors/gift shop @ONE in Wadhurst selling my handmade lampshades, rugs and many things you have seen in the barn.

With public footpaths from the barn it is a perfect place to unwind yet only an hour by train to London and half an hour to the coastal resort of Hastings.
    Recently converted, the Barn is spacious and modern yet with rustic charm! You will have exclusive use of the Barn in the Oast grounds so you can come and go as you please and have your own key. You have your own bedroom with double bed, the bathroom and the entire downstairs open plan living area with kitchen. You can also enjoy the garden with large outside table and bench seating with BBQ. Tea and coffee facilities are provided. I am in the oast house opposite if you need me...
    The barn is located in the Weald in the Area of Outstanding Natural Beauty.(AONB) There are lots of wonderful walks, stately homes and castles to visit, and pretty villages to buy local produce. There is a public footpath from the barn to Burwash and beyond. The spa town of Royal Tunbridge Wells is only 10 miles away.

    We live in converted farm buildings set in 25 acres of private land that stretch down to Bewl itself, be assured of stunning views, varied wildlife and glorious sunsets. You’ll have use of your own suite with private front door, entrance hall/living space with dining table, fridge and continental breakfast bar. In the bedroom you will enjoy sleeping in a Superking deluxe bed (also available as 2 singles) with Sky TV incl Movies and Sports, free Wi-Fi and a skylight to gaze up to the stars. There is also a large private ensuite shower room with walk-in rain shower.
    As well as access to Bewl Water, which is ideal for walkers and cyclists alike and where sailing and trout fishing are also on offer, we’re also fortunate to have some other places of interest on our doorstep, such as Bedgebury Pinetum and several National Trust properties including Scotney castle and Sissinghurst castle gardens. Further afield you will find Rye, which hosts an internationally acclaimed Jazz festival, Hastings and the South coast. Of course, we are also blessed with some fantastic gastro pubs and eateries in our local area, in particular The Bell, only 5 mins drive away in Ticehurst, a nationally acclaimed pub with fabulous food which also hosts weddings, film and comedy events and live music festivals.

    Located on a working cattle farm, this cosy log cabin has enough space to comfortably be occupied by up to 7 people with plenty of garden space complete with picnic tables, BBQ and a fishing pond. The farm itself is found in the centre of the High Weald area of outstanding natural beauty and is surrounded by numerous castles, Bedgebury forest and Bewl reservoir. In addition to the views, only a short drive away are plenty of shopping towns, a cinema and bowling complex.
    A quiet neibourhood largly made up of farms as well as a pub next door (a field away), a fruit farms (where you can pick your own in the summer), and a small village walking distance away.

    Beautiful, newly refurbished Victorian two bed cottage. Ideally situated in the heart of a pretty East Sussex village near an award winning pub & bakery. Close to london, the south coast, Bewl water, Bedgebury Pinetum & Royal Tunbridge Wells Spa.
    The cottage has two good sized bedrooms, one with a king sized bed and one with twin single beds. A hairdryer is provided in the master bedroom. The master bedroom has a freestanding bath and a small en suite loo and sink. There is a separate family bathroom with bath, overhead shower (with excellent pressure), loo & basin. Downstairs there is a reasonable sized, well equipped kitchen with a table to seat 4 people. The kitchen has an electric oven, gas hob, microwave, fridge, freezer, toaster, kettle etc. The kitchen also has a wood burner. The cottage has a small utility room with a washing machine, clothes airer, iron, ironing board, hoover etc. The utility room is an ideal place for a dog to sleep. There are dog towels, bowls, blankets, a bed and lead provided. The sitting room is a cosy room with an open fire and large comfortable sofas. There is a TV and high speed broadband. There is a small courtyard garden at the back of the house. There is street parking for cars outside the house or a free public car park behind the Bell Pub.
    The house is set in the heart of the beautiful village of Ticehurst. There are three great pubs, a golf course, a village shop, post office, bakery, florist, dry cleaners, Indian takeaway, interiors shop and lots more. Bewl water is on the doorstep which has a large play area & is great for walking, cycling & sailing. Bedgebury is three miles away and has Go Ape, a children's play trail and is also great for walking & cycling. Cycle hire can be organised at Bewl & Bedgebury. Pashley Manor is in the village and has stunning seasonal gardens. There are also a number of National Trust properties such as Scotney Castle and Batemans which are well worth visiting. The eclectic town of Hastings is 17 miles away. For us it is a one stop shop, antique shopping in the old town for the adults & fish & chips on the beach, the aquarium & arcades for the children. Camber is the closest sandy beach which is only 24 miles away & is also very close to the beautiful town of Rye. Tunbridge Wells, only 11 miles away, is the largest town locally and has great shopping & restaurants. Hawkhurst (4 miles) has a cinema, Waitrose & Tesco. Wadhurst is another very well appointed large village 3 miles away & would be our choice to take the train to london which takes approx 1hr to Charing Cross.

    Make yourselves at home in this warm cosy cottage with a log burning stove, just a stones throw from the village and shops of Ticehurst, The Bell Pub and Dale Hill Golf Course. Recently refurbished, it offers clean modern living whilst retaining a lovely cottage feel.
    The kitchen is well equipped with everything you should need for you stay including a dishwasher. I will leave general basics such as milk, coffee, tea and sugar. As it's also my home there will be other things in the cupboards which you are very welcome to use. The sitting room has 2 facing sofas, a large coffee table and wood burning stove. Logs and kindling are supplied for your use. The TV has Netflix should you just want to curl up on the sofa and retreat for the eve watching films and box sets The bathroom has a good shower and bath. The combi boiler system means the hot water never runs runs out. Shampoo, conditioner and shower gel is there for your use so please feel free to help yourself. The bedroom has a double iron bed, a chest of draws and hangers. Curtains and a blackout roller blind to ensure you're not woken up too early by the morning sun. The original wooden floor has been painted white for added period charm The private drive is big enough for 4 cars and has CCTV. This will be turned off for your stay but I can leave it on should you request. The house and immediate area has a good 4G signal
    The cottage is conveniently located a mile off the A21 and is walking distance from Dale Hill golf course (5 mins) and The Bell (12 mins) both popular venues for weddings and events. The Cherry Tree pub is directly opposite, serving food all day. They also do takeaways for when you just want to nestle down in-front of the log burner in the eve. Bedgebury Forest and Bewl Water are also a stones throw away ideal for those who want to get out an explore by foot or by bike. In Ticehurst village there are an array of shops including a pharmacy, greengrocers, florist, mini supermarket and post office. The Greedy Goat Cafe is a favorite with locals and visitors a like The Cottage is a very short drive to Bewl Water and close to number of castles, gardens and stately homes - Scotney Castle, Bateman’s, Bodiam Castle, Sissinghurst Gardens, Pashley Manor Gardens, Bedgebury Forest, Go Ape, Royal Tunbridge Wells are just a few places to visit when staying with us. Camber Sands and the village of Rye is a 40min drive away, or explore he South Downs just 45mins away

    Located in the High Weald area of Kent which is an AONB, The Cabin at Valley View Farm is set in its own space amongst 16 acres of wood and grazing. It used to be an old hop pickers mobile home but has been lovingly restored to a modern, well presented “mini” haven. A fully self-contained cabin with open plan lounge/dining/kitchen area, king size bed in bedroom and a shower room and toilet. Ideal for a couple or two singles as a Z-bed can be provided. Private outside veranda with a fire pit.
    Located in the High Weald area of Kent which is an Area Of Outstanding Beauty, The Cabin at Valley View Farm is set in its own space amongst 16 acres of wood and grazing. It used to be an old hop pickers mobile home but has been lovingly restored to a modern, well presented “mini” haven. Peaceful, quiet and isolated. Private veranda with a fire-pit and a small garden where you can watch the birdlife including woodpeckers. Catch the odd glimpse of the deer in the woods. All totally isolated. It is a perfect place for couples and singles to come and get away from busy lives and there is so much to do within easy reach there is not room to attempt to list them all here. Alternatively snuggle in and watch some DVD's and have some much needed down time. Some of the attractions are the harbour town of Rye, Royal Tunbridge Wells, Hastings, Battle, Headcorn for the aerodrome and Maidstone. Too many NT and Heritage sites to list but you can easily get to Batemans, Scotney, Bodiam, Leeds and Sissinghurst Castles and Hole Park in Rolvenden which is privately owned and Great Dixter Manor and Gardens just down the road. Bedgebury Pinetum and Hempstead Woods offer fantastic walking opportunities and also cycling is a very popular hobby in the area, you can bring your own or hire one locally. There is the Bodiam Boating Centre a couple of miles away where you can take leisurely craft up to the Castle or hire a kayak and go up and down the river at a more leisurely pace. The East Sussex Vintage Steam Railway is to be found in another Cinque Port town of Tenterden which is only a 15 mins drive. The railway can take you on a 10 mile trip through the countryside and up to Bodiam. If the weather is on side Camber Sands is 30/40 minutes drive offering miles of golden coastline and Winchelsea not too far away. The village of Sandhurst is set amongst acres and acres of vineyards and hop fields. Luckily the end products can be tried and tested at nearly Chapel Down, Biddenden and Hush Heath Vineyards in Staplehurst. You also do not have to go far at all for plenty of great places to eat and drink including cafes, restaurants and old traditional country pubs. If the weather is inclement then nearby Hawkhurst (and Rye) offers a lovely boutique cinema, the Kino, where you can sit in small theatres and enjoy the latest films with a glass of wine and some sweet treats !. A fully self-contained cabin with open plan lounge/dining/kitchen area, king size bed in bedroom and a shower room and toilet. Ideal for a couple or two singles as a Z-bed can be provided. The Cabin is set on one level but it has steps up to it. Lounge area has a large sofa and an electric wood burner, a flat screen TV able to play on-demand Netflix, Amazon Prime (guest own account), catch-up TV with a built-in DVD (some DVDs supplied) and a DAB radio. Dining area with two chairs and a table. Bathroom has a shower, toilet, basin and heated towel rail. Wifi included. Decked veranda with Adirondak chairs where you can sit and have breakfas.t, bird spot and see the odd deer in the woods and the ponies in the fields beyond. There is a fire pit where you can roast marshmallows and sit out under a canopy of star on a clear night. There is also a small garden area with a picnic table. The veranda looks out onto the 8 acre wood. Stunning when the bluebells are out.
    Our neighbourhood is very peaceful but you do not have to go far for a multitude of sites to see and places to eat and drink. Recommendations can be given.

    Colleen's Oast has been in the Turner family for over 100 years. In 2019 it has had a complete makeover, new bathrooms, loos, kitchen. Farrow and ball paint throughout and completely tiled downstairs. The cottage has its own tennis court, table tennis table, climbing dome and trampoline. There are beautiful gardens where boules and croquet can be played. The cottage features a sitting room converted from the original Oast house and a large dining room. There are 4 bedrooms. 3 upstairs,1 down.
    The Oast welcomes up to 10 guests. The cottage has beautiful views of the South Downs ( see photos). Bewl Water is a short walk away. The house itself is very private and secluded. Stunning grounds and gardens for all to enjoy. Plenty of outside seating areas. Also new for 2019 are our neighbours friendly alpacas. Watch them grazing in the fields in front of the cottage. The kitchen has a double oven and a microwave and lovely seating area. There is another large dining room table to seat 8 in the dining room. The round Oast room has further comfy sofas and a large flat screen tv and DVD player. Early check in and late check out are also available on request. PLEASE CONFIRM WHEN BOOKING, THIS CANNOT BE CHANGED AFTER BOOKING IS MADE. £10 per extra hour requested if available. Travel cot, high chair and stair gate available on request.     Bewl Water is the largest inland waterway in the South East of England. It has exceptional views and is ideal for hiking, cycling and riding. The views over the reservoir are located a few minutes walk from the property. Wadhurst has been voted the number 1 location for lifestyle in the U.K. Many historical places of interest nearby. Groombridge Enchanted Forest Ashdown Forest is 25 minutes away. Enjoy a woodland walk here to Pooh Sticks Bridge and explore the favorite places of Winnie the Pooh and his friends. Wonderful shopping and sightseeing in Tunbridge wells. Lots of old historic country pubs. Cottage is close to many many castles. Scotney, Bodian, Hever, Leeds to name a few

    Merryweathers is a large property that has a real 'WOW' factor, a spacious house that has large, open - plan, contemporary living spaces and comfortable bedrooms to accommodate up to 21 people. Please scroll through the images in the gallery…. As they say, “ A picture speaks a thousand words!” At a glance: We like to think of ourselves as a fantastic home-from-home. Previous guests have included families, friends’ get-togethers, hen/stag celebrations as well as corporate groups looking to mix work with team-building and quality down-time. Guests will have the whole house and our beautiful walled garden to themselves - lovely homely spaces to build those happy memories that we hope will last a lifetime. Some of our guests have returned many times over the years, so please read our reviews and get in touch if you have any other questions about how we can help. Bedrooms and bathrooms: The house has 18 beds in 8 bedrooms set over 3 floors. We will liaise with you before you arrive to see how you would like the beds made up, noting that the beds can either be singles, doubles/kings. For easy reference, there is an image in the gallery showing the room layouts. We have two travel cots for those with infants - just bring your own baby linen. Towels are provided. The master bedroom and ensuite is on the ground floor and particularly useful for the elderly or those with disabilities. The master ensuite bathroom has a shower as well as a whirlpool bath. There are 4 other shower rooms There are 5 toilets. Kitchens: You will have use of two open-plan kitchens that keep cooks in touch with the rest of the group. Guests comment on how well appointed our kitchens are, with lots of large saucepans and serving dishes, mugs, glasses and crockery for 21 people to all eat together. There is a Tassimo coffee machine plus three large cafetieres at the house. There are three fridges, (2 x small ones and one large one), along with one large deep freeze. You have two dishwashers (one in the main kitchen and one in the basement kitchen - dishwasher tabs are provided. We also supply all cleaning cloths, tea-towels and washing up liquid. Dining: Indoors - there are three tables in a spacious open-plan dining area for 21 people to all eat together. Outdoors - there are two large tables outside for alfresco dining. Our large gas BBQ is available for use at no extra charge; we just ask that you always disconnect the gas after use and leave the BBQ clean and ready for the next group. Catering: Please enquire about Rob, our in-house chef, who is on hand if you'd like help with meals. (NOTE: I can’t put you in touch with Rob until after guests have booked, as Airbnb will edit out these contact details.) He will work with you directly; prices depend entirely on what you choose, whether it be a BBQ, a sit-down three-course meal or a buffet. Our vegetable garden where we grow a variety of seasonal vegetables. NOTE: There are a couple of ‘out of bounds’ areas including the utility area behind the walled garden and the swimming pool area, a project awaiting completion (fenced off behind a tall tennis court fence). You will have immediate access to the Sussex Border Path for long walks directly from the house. We will help you choose the best places to visit during your stay including giving you information on local tourist attractions, great walks (you have direct access to the Sussex Border Path, the many historical sites nearby and sports venues in the vicinity for cycling, fishing and sailing etc. There are a number of award-winning pubs and restaurants all within easy reach of the house. Maps, brochures and guides are all available at the house for guests to use. Please note: Unfortunately, we can’t advertise the turning off the main road to Merryweathers, the track being owned by our neighbour who wishes to remain anonymous. With a postcode over 2 miles long, it is absolutely essential that all guests get sent directions to Merryweathers (provided after booking from the Airbnb website) to avoid people getting very lost!! We do not apply a cleaning fee but hope everyone can muck-in to leave the house clean and tidy. Housekeeping throughout your stay is available on request. We ask that everyone wears slippers or shoes WITHOUT treads to avoid walking the small stones from the driveway into the house. NO Parking in front of the triple garage.. The tennis court shown on one of the images belongs to our neighbour. We have a few free-range chickens that like to scratch around the car park. Please don’t let children or pets chase them. Transport and getting around: Merryweathers is set in an Area of Outstanding Natural Beauty (AONB) just 30 minutes from the old spa town of Royal Tunbridge Wells and the coast at Hastings. Most guests arrive by car. Plenty of car parking is available at the house for up to 8 cars (10 if you are clever!). Regular trains run to Etchingham train station (7 minutes from Merryweathers) and Wadhurst (12 minutes) station on the London Charing Cross to Hastings line, taking approximately 1 hour. Local taxis will need to be booked in advance as these are rural train stations. Pick-ups can be arranged from the airports (Gatwick is approximately 1 hour away) We are situated next to the A21 which can be busy at times. Local shops at Hawkhurst are just 10 minutes away. The local petrol station is open 24 hours a day for basics should you need anything. Head across the road to our local farm shop for their award-winning apple juice. And Lastly: To reiterate, we are a fantastic home-from-home; we just ask guests to leave Merryweathers as they found it. House rules must be forwarded to everyone to read before they arrive. These include the supervision of children at all times - we have an ‘L’ shaped water feature around the patio and a part terraced garden areas). We look forward to welcoming you to Merryweathers!

    This is a beautiful, detached oast house, recently converted, furnished to a high standard and set in a stunning location. You will find yourself tucked away from it all down a private drive, within the High Weald Area of Outstanding Natural Beauty on the Sussex/Kent border. Located within the grounds of a 50 acre estate, the oast has its own private, spacious and lawned garden overlooking the surrounding fields and paddocks. When the sun is shining, enjoy an afternoon on the terrace, perfect for a barbecue with family or friends while taking in the peace and tranquillity surrounding you. There is an abundance of wildlife so try and spot any number of animals including deer, foxes, badger, barn owls or kingfishers. Alternatively, curl up on the sofa in front of the log burner with a glass of wine and a good book as the sun goes down. Delight in a delicious meal at the Michelin starred restaurant, The Curlew in Bodiam, a 15 minute drive away. An excellent base from which to explore the many National Trust properties in the area, stroll round the beautiful Scotney Castle, Sissinghurst Castle Garden, Bodiam Castle or Batemans. Alternatively visit the lovely and charming Pashley Manor Gardens, Hush Heath or Chapel Down Vineyards.     Casatina is located just a few minutes walk from the village shops and popular inns, a short drive away to places such as Kipling's Batemans, Bodian Castle and Pashley Manor to name a few! If you enjoy walking there are many walks including Bewl Water. You can park your car in the driveway, so it is safe to leave.
    The building is completely separate from the house and has its own outside space too. There is a spacious main room where you can sleep and eat and a bathroom with a good size shower.
    There are some lovely shops in the village a very popular pub and a great cafe too.

    A lovely comfortable single room with a small double bed and sole use of the large family bathroom mornings and evenings. The cottage has a cosy kitchen, dining room and a lovely snug lounge area. About 3 miles away is Etchingham Station with good train links to London and Hastings. The patio is large and great for breakfast outside in spring and summer. We have a emu and peacock that live nextdoor, the peacock likes to pop in the garden. Kipling’s home Bateman’s is only a short walk away.
    The room is on the first floor with a small double bed for single occupancy and includes sole use of the beautiful family bathroom in the mornings and evenings. The room is at the front of the cottage so looks out to the road but the garden has a lovely view of fields and trees.
    Burwash is a lovely rural village surrounded by beautiful views. There are many places to explore including Rudyard Kipling’s home, Batemans. Batemans is now owned by the National Trust and is open to the public most days. There are 2 pubs in the village both serving food and a well stocked village shop. There are also some good farm shops close by. Etchingham station is 3 miles away with good travel links to London and Hastings. There are also lots of other places to visit as well. Mayfield is 8.3 miles, Bexhill is 11 miles, Hastings is 13 miles away and the historic town of Rye 22 miles away.

    Private cosy traditional log cabin on the lake, surrounded by beautiful countryside. Lovely peaceful get away from it all in an area of natural outstanding beauty, yet just ten minutes drive from Royal Tunbridge Wells, with all the culture, bars, restaurants and shops. The pretty village of Lamberhurst has lots of pubs to offer, with top quality food and local ales. Trains to London are 1 hour from Frant station. Nearby attractions include Scotney Castle, Bewl Water and Bedgebury Pinetum.
    Situated on our working livestock farm, the log cabin has its own entrance on the farm with plenty of parking. There are no shared amenities and you are welcome to come and go as you please. The log cabin is a very quiet peaceful area with just us for nearby neighbours. There is a lovely private screened decking area overlooking the lake for your sole use. The decking is south facing and a real sun trap, sit back, relax and enjoy the views of the lake and watch the hustle and bustle of the wildlife outside. The beautiful woodland surrounding the cabin means that every season is special here and offers an ever changing view, from the vibrant autumnal colours right through to the start of spring, bringing an abundance of bluebells through the woods and summer here definitely has the wow factor. Expect to see lots of wildlife here, including a variety of deer roaming around and we even have a resident kingfisher on the lake. The entrance to the log cabin has a covered canopy so you can still enjoy the outdoors even in poorer weather. There is plenty of seating outside and a BBQ is available to use during the warmer months. There is also plenty of outside lighting, including a motion sensored flood light where you will park. If and when you have had enough of taking in our views outside, enter the warm and cosy interior of our lovely log cabin. The lodge has a fully equipped kitchen, with integrated fridge and small freezer compartment within the fridge. There is an electric hob, microwave, kettle, toaster and Nespresso machine. I will supply tea, coffee etc and milk for your stay. There is a kingsize bed with a firm mattress and a range of drawers and ottoman for storage of your clothes and belongings. A fixed open style hanging rail, complete with hangers is for your use. A large comfortable two seater sofa and two seater dining table and chairs complete the open plan feel to the main part of the lodge. There is a TV with built in DVD player mounted on a full motion TV bracket for your viewing convenience. There is a separate shower room, with large shower tray and heated towel rail. Towels are supplied. There is a separate washroom, comprising a WC and shaver point. The lodge has hot water and heating, including an electric style wood burning stove. Smoking in not permitted in the lodge. The lake is not open to the public and is for our enjoyment and the enjoyment of our guests, fishing for our guests is permitted, please enquire before booking, so I can give you all the information you need about the lake. Very well behaved pets may be considered, please message me with the details.
    Lamberhurst village is a very pretty undulating rural area with a wealth of country pubs, catering for all your needs. There is a convenience shop with post office services and also tea rooms located in the village centre. A mobile fish and chip van visits the village on a Thursday evening. There are plenty of attractions and places to visit in and around the surrounding area including: Scotney Castle, Leeds Castle, The Pantiles, Bewl Water, Bedgebury Pinetum, Lamberhurst Vineyard, Penshurst Place, The Hop Farm, Spa Valley Railway, Assembly Hall Theatre. The nearest costal towns are Rye and Hastings, approx 40 minute drive away. We have all the big name supermarkets, mostly within a ten minute drive.

Once part of a large country estate, the APPLE BARN sits peacefully in the five-acre grounds of the owners’ property - Garden Cottage – which is itself set in a beautiful private one-acre walled garden. As its name suggests, the APPLE BARN was once used as a building to store apples and other fruit grown in the walled garden and nearby old orchard. Recently renovated and refurbished, the APPLE BARN is now a comfortable, welcoming and characterful 3-bedroomed cottage, located in a genuinely tranquil and idyllic location, surrounded by trees and wildlife. Upstairs the APPLE BARN has three bedrooms - including a large and rather stunning double bedroom, and two characterful, cosy and colourful single bedrooms – and a quaint bathroom with bath (no shower). These include: the beautiful Bewl Water lake (the APPLE BARN is situated just a few hundred yards from the well-known 13-mile Bewl Water walk and cycle route); numerous National Trust properties, including nearby Scotney Castle, Bateman’s, Bodiam Castle and Sissinghurst, with Ightham Mote, Knole and Chartwell a little further away; lovely Gardens open to the public, such as nearby Pashley Manor, Great Dixter and Penshurst Place; and Bedgebury Pinetum, a wonderful place for a saunter around the grounds (dogs welcome), or to visit with children - who may enjoy the forest playground and Go Ape! – or mountain biking is available for the more active. ‘1066 Country’ is also on the APPLE BARN’s doorstep, including the historic towns of Battle, Hastings, Tenterden and Rye. The lovely Snape Wood is 5 minutes by car from the APPLE BARN, as is Wadhurst Park deer-park which is criss-crossed with public footpaths, both offering stunning views from high points of the High Weald over the surrounding countryside below. For those wanting to get out on their bikes, the APPLE BARN is a mere few hundred yards away from the extremely pretty 13-mile round Bewl Water route (bring your own, or bikes are available to hire at the Bewl Water Country Park visitor centre). Bedgebury Pinetum also offers a lovely 6-mile family cycle route (bikes can also be hired here), while for the more energetic (and fearless!) black and red mountain bike trails are available. As well as walking and cycling, a number of other activities are available from the Bewl Water Country Park and Outdoor Centre, including sailing, canoeing, rowing, fishing and riding. Boat cruises are also available on the lake, while during the summer months the centre offers family and children activities and events. For keen golfers there are a number of excellent golf courses nearby - offering short-term and/or day membership - including Dale Hill Golf Club, Hawkhurst Golf and Squash Club, and Lamberhurst Golf Club. Horse-riding is available on Ashdown Forest. For those after a little pampering during their stay at the APPLE BARN, nearby Knowle Grange Health Spa (10 minutes’ drive away) offers 'pamper days' which include use of their lovely outdoor heated swimming pool, sauna, jacuzzi and a variety of beauty treatments. One-day gym membership (including use of their indoor heated pool) is also available at Dale Hill Golf Club. For visitors wishing to eat out, there are a number of charming cafes and tea-shops nearby, open during the day for breakfast, lunch, afternoon tea and anything else in between. There are also many excellent pubs offering great food and drink (including local beers), such as The Bell (Apparently), The Bull and the Cherry Tree Inn in neighbouring Ticehurst, the Greyhound and the White Hart in Wadhurst, the Old Vine in Cousley Wood, and The Vineyard, Chequers, Old Trout Inn and Elephant’s Head all near Lamberhurst. Wadhurst also has the very good Simply Indian restaurant, while Ticehurst has a nice Indian take-away. The nearby spa town (c9 miles away) of Tunbridge Wells also offers innumerable restaurants, from casual pizzerias to the upmarket One Warwick Place, Thackeray’s and Hotel du Vin restaurants (for those looking for somewhere a little bit special), with everything else in between. Or of course, there is the option of simply sitting back, relaxing, taking in the fresh country air and enjoying the beauty, surrounds and comforts of the APPLE BARN itself…

    Cottage This two bedroomed cottage is set down a quiet lane adjacent to Bewl Water, which is the largest stretch of open water in the South East. The 800 acre site is set in an Area of Outstanding Natural Beauty, in the heart of the High Weald and very popular with walkers, cyclists and fishermen.
    When you stay at Broomden Cottage it’s just you, we have no other cottages to rent. The cottage was built in the 1800's and has been carefully restored to blend the benefits of an old building – oak beams, fireplace – with modern plumbing and appliances. Outside there is a secluded South facing garden with views across unspoilt woods farmland. with an outdoor seating area with table and chairs. The nearest pub which dates back to the 13th century is less than a mile away in one direction and our nearest village – with pubs, shops and cafes – is under a mile away in another. The local stations of Stonegate and Wadhurst however will take you to Tunbridge Wells in ten minutes and London in an hour. There are many attractions within easy reach by car, such as Bedgebury Pinetum and National Trust properties of Batemans and Scotney Castle as well as wonderful gardens like Great Dixter and Sissinghurst. There are sandy beaches at Camber Sands and Pett Level and interesting towns nearby like Old Hastings, Rye, Tunbridge Wells and Lewes. Facilities The bathroom has a loo, a bath with shower. Along the corridor is a 2nd separate loo. Downstairs The cottage has a stable door situated at the side of the property. A hallway leads through to the Kitchen/Dining room, Through the kitchen there is a Study, with desk, this leads through to the staircase and the Sitting room which has a fireplace with a wood burning stove making it really cosy in the winter months. A sofa plus two armchairs makes for comfortable seating. There is a Smart TV, as well as numerous usb connections for your smart phones / i-Pads etc and has Wi-Fi throughout. The fitted kitchen is equipped with a hob, oven, with dishwasher, fridge freezer as well as a kitchen table with four chairs and there is a microwave and toddlers high chair in the study cupboard if needed. There is a separate utility cupboard containing a washing machine dryer. There is Hive operated central heating throughout and constant hot water Upstairs There are two light and airy bedrooms, the main bedroom has a double bed and the smaller room has two single beds. With really good mattresses, good quality cotton sheets, down duvets – and only the owls to disturb you – we can guarantee a really good nights sleep. There is a travel cot stored in the main bedroom cupboard Dogs Well behaved dogs are welcome (downstairs only)
    It is a 10 minute walk to Bewl water a huge reservoir which is 13 miles all the way round but great for a shorter walk, cycling and fishing. We are10 miles from Tunbridge Wells and 1 mile from the local pub which dates from the 14th century, it has 4 acres of land there and you can get decent food. The local village is Ticehurst which has a bakery, a fishmonger two pubs, a bank a local store/post office and a decent Indian restaurant. The town of Wadhurst is 2.9 miles away (6 minute drive) for more shopping choices. Hastings Old Town is well worth a visit, 18 miles (35 min) Rye is 21 miles away (37 minute drive) and just further on from there (25 miles, 43 minute drive) you will find the huge beach and sand dunes at Camber Sands.

    We’re directly on Avenue Verte, perfect for London to Paris cycling trip! Your bikes can be locked in our garage. The End Cottage was built in 17th century & has many of its original features still well preserved and intact. We very much enjoy the mixture of modern & vintage features. The End Cottage is in a village called Rotherfield, with towns of Crowborough & Tunbridge Wells nearby. There's number of pubs within walking distance & plenty of nice country walks near by.
    On the ground floor, we have a sitting room, with a big comfy sofa, which is facing beautiful wood burner (and less important TV), and a breakfast bar with two 'tractor seat' stools. Fully equipped kitchen is half a level down past the sitting room. Kitchen has a view & access to the back garden, which is equipped with seating area. We have BT cable tv, with number of various channels, including BT Sports and there's a good wifi throughout the house. Your room is on the 1st floor. There's a day bed, which is a single during the day/night and can be extended to a double for the night too. Understandably, there's much less space left within the room once the bed is extended. There's a desk area / work area. There's a small landing and a bathroom on the first floor too. This bathroom is shared between us. On the second floor, we have our main bedroom, where I & my wife stay. As you may be able to tell from the pictures, there is a lot of exposed wooden beams throughout our house. Number of these are fairly low and you will need to be careful not to hit your head if you're taller than us (I'm 175 cm and I just get away with it). Stairways are rather narrow & possibly steep, so you need to be careful & fairly agile.
    We live in a little village called Rotherfield, East Sussex, which is about 2 miles away from Crowborough and 7 miles south of Tunbridge Wells, of Kent. Our village has two pubs - Kings Arms & The Catts Inn. We've been to Kings Arms many times as this is less than 100 steps from our house. Lovely old looking pub with great food. There's also lovely cafe in the village, The Courtyard, and we recommend going there for breakfast / coffee / cakes. There's couple of hairdressers, antique shops & little local grocery store. For any other shopping you'd need to go to Crowborough or Tunbridge Wells. We are about one hour drive south east of London and we both commute for work. London is also accessible from Crowborough train station, about 2 miles from the house. Crowborough to London is a direct train and takes about an hour. On our days off, we tend to head away from London. There's beautiful Ashdown Forest few minutes drive away, nice tows of Tunbridge Wells or Lewes not far either. We often head towards the south coast, which is about 40 minutes drive away. There's lot of country walks around us, lovely country pubs, number of old traditional villages such as Mayfield or Battle.

Many National Trust Treasures & gardens nearby; seaside 30 mins. London or Brighton Ihr. Sleeps up to 10. No traffic noise. A huge modern oak barn all to yourselves in the middle of a wood.
    Two bedrooms on the mezzanine floor (one with 4 beds the other with twin/super-king) all set under oak beams. These two bedrooms share a bathroom with double ended bath and shower. The four bedder is accessed through the double. Downstairs there is a sitting-dining-kitchen area, two further super-king/twin bedrooms and a large wet-room in slate and marble. We use only pure cotton sheets. You will find all you need for self catering. Barbecue and outdoor eating area. There is also a decking patio accessed through French doors in the living/kitchen area. If you wish the king size beds to be set up as twin please let us know, there is a charge of £20 for this. We are 5 minutes from the local railway station. Set in 6.5 acres of private grounds and woodland, tucked away down 1/3 mile track. You will experience utter peace and quiet a rare commodity these days and there are lovely walks through woodland, bluebells, organic meadows and small lakes that host swans and a mass of other waterfowl at various times of year. We have our own small lake and loads of wildlife: deer, foxes, badgers, rabbits and squirrels; pheasants, nightingales, owls, buzzards etc. Bewl Water: sailing, windsurfing and other water sports is 10mins away as is Bedgebury the National Pinetum and we are 30 mins from Hastings; 15 mins from Battle; and close to many National Trust and other Important Country Houses and Places of Interest: Bodiam Castle; Battle Abbey, Hastings Old Town; Charleston; Pashley Manor and Great Dixter Gardens; Sissinghurst; Ruddyard Kipling's Batemans; The ancient chalk carving: the Long Man of Wilmington and the world renown, Glynebourne Opera House are very close or less than an hour away. A wide variety of eateries from quaint traditional country pubs to Michelin star restaurants. There is so much to see and do in this area and when you come home you will have only the sounds of nature. Just the owls and stars at night and a plethora of wildlife in the day.
    This is pristine English Countryside you drive down the track it is like travelling back in time. We are surrounded by wildlife, deer and pheasants are constant companions. We have easy access to London, Brighton, Rye, Hastings, Tunbridge Wells and a wealth of NT and other heritage properties including several wonderful gardens There is an organic vineyard that offers tours and we have a plethora of wonderful restaurants and cafes to suit all pockets. Must see places are Bodium Castle (call in at the Hub almost opposite for nice food); The Seven Sisters, Cuckmere Meanders, East Dean Village, Littlington with its White Horse Hill Carving and the picturesque village of Alfreston, The Long Man of Willmington and Britain's smallest church all all clustered together about a mile away. Well worth the trip for this lovely free day out.
