Surrounded by nothing but acres of fields filled with wildlife, College Farm Cottage is a charming 18th Century child- and dog-friendly* property, sleeping 3 guests in 2 bed-rooms with 1 bathroom. A short drive from the Cotswold towns of Burford and Lechlade, College Farm Cottage is perfect for guests seeking open space and tranquillity, with plenty of walking routes quite literally on your doorstep.
*Dogs: Up to 2 well-behaved dogs are welcome at the cottage at an additional cost of £30 per dog. Please let us know if you will be bringing a dog(s) and we will then revise your booking confirmation. Introduction Low hedges, acres of flat green fields and an abundance of wildlife – these are the scenes that will greet you as you head towards College Farm Cottage. Situated on the expansive Bradwell Grove Estate, home to the Cotswold Wildlife Park, it’s hard to im-agine that you are only a few miles from Burford and Lechlade. As you make your way along the open fence-less lanes, you will almost feel as though you’re driving through the middle of the fields. Once you have arrived at the end of the farm track, you will find a delightful cottage with plenty of character – if you’re visiting in the summer months, you’ll even get to appreciate College Farm Cottage in all of its beautiful Wiste-ria–covered glory. College farm was built in 1771 by Trinity College of the University of Oxford for the use of tenant farmers as a source of additional income for the college. A working farm up until recent years, College Farm is now owned by the Bradwell Grove Estate, home to the nearby Cotswold Wildlife Park that exhibits over 260 different species of ani-mals – on a quiet day you may even be able to hear the lions roaring from the cottage! Although College Farm is no longer a working farm, it is surrounded by mainly arable farmland, all of which is organic. With a strong emphasis on conservation around the estate, there is plenty of wildlife to observe, from ground nesting birds to deer. You only have to step outside of the door at College Farm Cottage and you are right in the heart of unspoilt countryside, with bridle paths and walking routes running alongside the farmyard. Inside, the cottage is a lovely mix of traditional and new. The original flagstone flooring and woodburner add a touch of rustic charm, while there’s a new JVC Smart TV for guest use. Benefitting from a bright and airy feeling throughout, the cottage is decorat-ed in neutral tones, accented by quirky pops of colour and unique pieces of art and furniture. The back door opens out into a garden, while the windows boast views of nothing but green fields and the historic farmyard buildings. If you’re looking for peace, tranquillity and open starry skies, you’ve come to the right place. Despite its rural location, College Farm Cottage is just a 5-10 minute drive from the beautiful market town of Burford, where you will find artisan boutiques, cosy cafés, and interesting pubs. Benefitting from the best of both worlds, College Farm Cottage enjoys a secluded location but is also the perfect location for exploring Burford and the wider Cotswolds. Please see the framed OS map in the sitting room where College Farm sits exactly cen-trally. In just a 5-10 minute drive you will find yourself on the High Street of Burford, a stunning medieval market town with plenty to offer. The excellent Co-operative su-permarket on the High Street stocks all immediate shopping requirements and is open 7am – 10pm every day of the week. There is also a Co-operative supermarket in Lech-lade, a 5-10 minute drive in the opposite direction to Burford, open 8am-8pm every day. There are some great cafés in Burford. Head towards the historic church and you will discover the newly built Warwick Hall and café, ideal for a morning coffee and snacks. Another good spot for a reviving cup of coffee or tea is Lynwood & Co on the High Street, where you can also buy delicious local artisan-made Sourdough bread and of course the famous Huffkins tea shop. If you find yourself parking in the main car park for Burford near the church (free parking) you will cross the mill-race connecting to the charming River Windrush that meanders through the Cotswolds, a lovely spot to feed the ducks and swans! Burford used to be a major coaching town between London and the West Country and was home to 35 coaching inns! The town still retains 13 pubs, of which some favour-ites are The Angel, a very good gastropub, The Highway and The Lamb on Sheep Street. There’s also a great variety of specialist shops to explore – including Maggie White and the fascinating Tolsey Museum. Alternatively, The Victoria in Eastleach, a very pretty Cotswold village nearby, is about an hour walk from the cottage and is a wonderful pub with good food, recommended by Emma and William. Also highly recommended - The Five Alls in Filkins and The Bell in Langford, both excellent pubs. All are popular so booking is essential. Around 5 miles south of the cottage, you will find Lechlade-on-Thames, a small historic town on the Thames, from which London could be reached by boat. With plenty of walks, a thriving market square, pubs, cafes and antique shops, Lechlade is slightly off the beaten tourist track compared to Burford and makes for a great day out. Here you will find a fantastic butcher, Cutler & Bayliss, selling high quality meat, cheese, fresh vegetables and bread as well as another Lynwood & Co café. If you fancy exploring a bit further afield, the beautiful ancient Roman market town of Cirencester is about 10 miles south and also there’s Witney which is an easy 11-mile drive east towards Oxford. Like Cirencester it has a great array of high street shops, larger supermarkets such as M&S, Waitrose and Sainsbury’s, eateries and a modern cinema complex. Also, around 15 miles away is the renowned Daylesford Organic Farm in Kingham, a farm complex that offers a farm shop, restaurant, spa as well as other activities such as farm tours and cooking courses. See the Burford Guidebook for further information.

The Pigsty has been lovingly converted into a double en suite room with TV, internet, tea and coffee. The room opens up onto a sunny, newly paved court yard with outdoor seating for you to enjoy. The private entrance via a locked gate means you can come and go as you please. Located in central Lechlade with the river Thames, open fields, pubs, restaurants and cafes on your door step. It's a vibrant and friendly market town with plenty to do!
Built circa 1805 this property was originally a pigsty and later converted in to the wash house for the cottage built around 1850. Now it's a quirky en suite room with handmade mahogany double glazed doors and windows, under floor heating, stone sink, remote controlled lighting and extractor fan and opens up onto a sunny court yard for you to enjoy. The room itself can be used as living room, bedroom or work space with the fold out futon and table, as illustrated in the photos. Note: due to limited space, toilet has a curtain instead of a door. Pigsty is located about 4 metres from my kitchen/back door
Lechlade a very social and friendly place. The terrace row where the Pigsty is situated is a throw back to 1940s living, with close neighbours and cups of tea over the garden fence. It's charming and you'll certainly live like a local and not a tourist.

Planters Studio is a delightful countryside retreat, its 1st floor galleried bedroom & bathroom has an exceptionally comfortable cast iron 4-poster double bed within an oak framed roof - certainly romantic, light and airy. Downstairs is a modern fully equipped kitchen, eating and sitting area including a sofa bed. A Welcome Pack is provided. The Studio has its own front door, patio garden & BBQ, with off road parking. A cot is available on request. Dogs/pets are welcome - charge £5/night/pet.
Guests regularly comment in our guest book that the Studio is comfortable, very well furnished and equipped. The Studio is private and, only if needed, we are near bye to help in any way. The Studio is in a 'Golden Triangle' of rolling Cotswold, largely organic, farmland & countryside. Footpaths, from the Studio, flow directly cross-country into gorgeous villages of Cotswold stone and narrow country lanes or minor roads lead further afield for trips by car to pretty country towns and villages.
This part of the Cotswolds we love particularly because it remains very largely working organic farmland rather than a recognised Cotswold destination - like Burford. The near bye villages without exception are all very attractive, most have a pub that serves food from good to restaurant standard. There is a network of footpaths linking the villages. We are happy to recommend our current favourite restaurants and other places or activities of interest.

Fairford is only 4 miles away and boasts the location of the Royal Air Tattoo every year in July. It is also home to a beautiful 14th Century church and the newly renovated Bull Hotel and Restaurant which has an extensive menu. If you are exploring for the day try Bibury and get a photograph of the iconic Arlington Row, the Trout Farm provides delicious cream teas, catch and keep fishing and a deli of home made produce. If you're feeling a little more active you could try your hand water skiing or let the kids loose on the inflatables at Craig Cohoon Watersports. The Cotswolds Wildlife park is a short car ride away and ensures an action packed day for all the family with the chance to see exotic animals including alligators and giraffes. A little further a field (40 min drive) is the Spa town of Cheltenham which is fantastic for a days shopping and if you are planing a really special night out get a table at the Feathered Nest in Nether Westcote, a twenty minute rural drive away but the best food and service in the Cotswolds. If you have brought along your four legged friend the cottage is a great base to walk the Cotswolds Way, trail runs from Bath to Chipping Campden, It passes numerous places of interest, including the site of the Battle of Lansdowne, the Somerset Monument, the Tyndale Monument, Sudeley Castle, Cleeve Hill, Hailes Abbey, and the Broadway Tower.

Honeysuckle cottage is on a quiet no-through lane in Fyfield, just outside Southrop, leading down to the River Leach from where there are numerous lovely walks, along the river, across farmland or through woodland from the doorstep. All walks can take in one of our lovely local pubs, which have roaring log fires and excellent food. Our local pub in Southrop is the The Swan, has a fantastic restaurant, lovely bar and is just a stagger away!
Honeysuckle Cottage is a lovely Grade II Listed cottage in Fyfield on a quiet lane leading down to the River Leach. The cottage is listed, with an abundance of original features, including large fireplaces with log-burners, exposed beams and two traditional old flagstone staircases to the bedrooms. Please note, that the staircases are the original traditional stone, narrow and circular staircases that wind behind the fireplaces - they maybe unsuitable for small children or people with walking difficulties, The period features are complimented with modern luxuries for your convenience and relaxation The kitchen has recently been refitted and includes a washing machine, dishwasher and cooker/hob. The kitchen looks out onto the garden and down across fields towards the river. The bathroom has also been recently been refitted, with a large shower and modern sink looking onto the lane. There are two large bedrooms with exposed beams and views across the fields. Each bedroom is accessed by their own set of stone stairs - as the property was once two separate workers cottages. The bedrooms are setup as one double and a twin room, although an extra bed could be added to the twin for a child. The lounge is lovely and welcoming, with a large open fireplace with log burner, comfortable seating for four people, a large TV and soft lighting. The room has lots of original features including exposed beams, original terracotta tiled floor, exposed stone work and latch doors. Views into the lane and onto the garden. There is a separate Dining Room with open fireplace and views into the garden and across the fields. There is an old farmhouse kitchen table in the Dining Room with seating for four. There is large south facing garden with lawn and mature planting at the rear of the garden with table and chairs for outside dining. During the summer, guests are also able to use the large outdoor heated swimming pool to swim or just to lounge on the deckchairs. There is a BBQ and firepit for those lazy evenings too!
The Cotswold Wildlife Park is under ten minutes away by car and is a great place to explore. Take the kids into the adventure playground, on a ride around the park on the old steam train, and of course view all the animals! The cottage is also in the region of the Cotswold Water Park, which is awash with opportunities for fantastic photography, from superb sunsets to ripples and reflections, not to mention the wonderful array of wildlife. In addition, there are numerous opportunities for water sports. Have a go at cable-skiing, go crazy with some friends on a large inflatable banana, or if you prefer something more peaceful, try windsurfing, sailing, or kayaking – tuition is available for all of these activities. There are a number of beautiful old Cotswold market towns to explore too. Why not visit Cirencester (the second largest town in Roman times) to explore the history, coffee shops and lovely boutiques. Cirencester's market square is dominated by the cathedral-like Parish Church of St. John Baptist (one of the largest in England), where local markets happen every Monday and Friday. Alternatively, visit Burford (10 mins drive), a beautiful old Cotswold town, with a High Street sloping from the high Wolds, where you have beautiful views over the open countryside, down to the willow fringed River Windrush in the pretty Windrush valley. A fine three arched medieval bridge crosses the river at the foot of the hill. If you enjoy visiting some of our fantastic period houses, then Kelmscot Manor, home of William Morris and all things Arts & Crafts, is within ten minutes drive. Kelmscot also has an amazing local pub, The Plough, that serves wonderful food either in the sunny garden or cozy restaurant. Plus, we have Buscot Manor and Blenheim on the doorstep.

Lark Rise III is a 50 foot narrowboat offered as static accommodation moored in the quiet surroundings of Lechlade Marina*. She boasts free parking on site, views of the river, and a multi-fuel stove. Lechlade borders Gloucestershire, Oxfordshire and Wiltshire making it an excellent choice to explore all three counties. Shops, pubs, restaurants, and supermarkets are within walking distance, and walks, cycle routes, fishing and boating are on the doorstep. A perfect getaway to suit many tastes.
Although built in the 1980’s, Lark Rise III displays all the charm of an old narrowboat including handcrafted furnishings and items decorated with traditional canal art. This small yet cosy space is ideal for a couples’ getaway. South East facing, ensures that the boat gets lots of light during the day, and being centrally heated is a good choice for a quiet retreat all year round*. She is offered as static narrowboat accommodation for up to 3 people. Living/Dining area The living area is in the bow of the boat (the entrance to the boat) It has a large sofa bed (for a third person) and a multi-fuel stove to keep you warm and toasty in wintertime. The stove also serves two radiators, one in the galley and the other in the bedroom, so the boat stays warm throughout. We supply sufficient wood for the duration of your stay, and enough coal to keep the stove in for each night of your stay**. We give you full instructions on how to use it the stove. The dining area is adjacent to the galley and contains a folding leaf table that can seat up to 3 people. A table cloth is also provided along with drinks coasters. The table is also useful for working at or to play some of our board games that are provided. The galley The galley is in the centre of the boat and is furnished with a gas oven and grill with a four ring gas hob. There is a small square sink with drainer. The galley contains work surfaces and cupboards. There is one cupboard free for you to place food items along with an undercounter fridge with a small freezer section at the top. The galley comes equipped with: • Frying pan • Saucepans • Glass tumblers, beer glasses & pewter tankards • Cutlery • Cooking utensils • Electric kettle and hob kettle • Toaster • Mugs • Melamine dinner plates, side plates and bowls • Baking trays & roasting tin • Hand towel & tea towel The Shower room Next to the bedroom is a small shower room. This has recently been renovated and has a basic shower with shower curtain and also has a chemical cassette toilet on board (this is cleaned and sanitised by us at the end of your stay, or at intervals if you are staying more than a few days). The following items are provided for you: • Hand soap • hair and body wash • toilet rolls • bath towels, hand towels and flannels. You can also have the option to access standard power showers and toilets in the marina’s shower rooms. We would need a £30 deposit for this option payable on arrival that will be returned to you on the safe return of the keys at the end of your stay. The Bedroom The cabin style bedroom has a 4 foot small double bed and is located in the stern of the boat. The room has windows either side, one looking over the marina and the other over the grass seating area outside. It has a small wardrobe with shelf and hanging space for 3 people people. There is also a hair dryer kept inside the wardrobe. There is also storage under the bed for your luggage bags. Outdoor space In addition to the boat we also have outdoor spaces both have views across the Thames and over the rest of the marina. The first is a small seating area on the bow of the boat, very useful in the summer months to sit and drink coffee. Off the boat there is a grass area. In the summer we provide a table and chairs for you to eat al fresco or to watch the sunset with your favourite tipple. We also have outdoor games, such as Pétanque, giant dominos and quoits. There is always plenty of wildlife around too, and we regularly see geese, swans, and kingfishers, just to name a few. If you are looking for a quiet romantic getaway with evenings snuggled up in front of the fire, or a unique stay with good friends, or just as a base to explore the countryside we may just be what you are looking for. * Potential for noise: Lechlade Music Festival is held every year over the last bank holiday in May. The festival is held in the fields opposite the boat. The music can be quite loud and can be heard on the marina. Please bear this in mind when booking. Lechlade, as the crow flies, is also very close to the Royal International Air Tattoo (RIAT) held in Fairford in mid July. You may relish the thought of watching the air displays overhead, but again they can be noisy. We suggest that if you are considering booking with us around those times, and you would like a quiet stay, that you contact us to find out the exact dates for those events. **Extra coal may be purchased from us, see the house rules for details.
Lechlade is a lovely Cotswold stone market town that has a great community feel to it. We have plenty of things to see and do for everyone within Lechlade and the surrounding area. If you love the water, then there are plenty of activities in and around the area from boats, to river walks. Why not walk down to St John's lock and watch the boats coming up or downstream. Gloucestershire and the surrounding counties are steeped in history, and we are close to some wonderful churches, historic houses and monuments. The Roman town of Cirencester, the city of Oxford, and Cheltenham Spa are within 30 miles of the marina. In addition, there are many other old Cotswold towns and villages to visit. If you are an avid Christmas market goer, then there are several within reach from Lechlade. The Christmas markets at Cirencester, Cheltenham, Gloucester Quays, Oxford, and Blenheim Palace are all within a 1 hour driving distance from Lechlade. Bath Christmas market is slightly further afield at 1hr 30 minutes, it is quite a large market and well worth the visit as a day trip. In December many places in the Cotswolds have an evening of celebrations with a Christmas lights turn on, including Lechlade. See the 'Christmas in Lechlade' guidebook for more details about staying on our boat during the festive season.. Earlier in the year we are ideally placed for both the Lechlade Music Festival and Troutfest, the IAT Fairford Air Tattoo and slightly further afield, Cheltenham Festival and the New Years Day races also at Cheltenham. Later in the year it is not far to the Music and Fireworks held at the Defence Academy Shrivenham, we are close to Fairford and Faringdon fireworks displays.

Summary Maisey Cottage is a charming, 200-year-old, Grade II listed Cotswold cottage, located in the tiny West Oxfordshire village of Kencot, 5 miles from Burford. It is an ideal holiday destination for up to four people, ideally two couples, sleeping across 2 double bedrooms. A beautiful old Cotswold village home, with wood burner and original features, combined with a contemporary kitchen/dining area, opening onto a covered area, family bathroom and separate shower room, plus road-side parking for 2-3 cars and a secluded garden. It is the perfect cottage and location from which to explore the Cotswolds by car, on foot or on a bicycle. Introduction As you drive into Kencot, you immediately feel the peaceful calm of this pretty Cotswold village, which extends all the way up and into Maisey Cottage. This typical, honey-coloured Cotswold stone property, with original leaded window panes, dates back at least 200 years and has been owned by the same family for over 100 years. Its high garden wall hides a delightful gravelled garden where guests can sit and enjoy the sound of birdsong, and very little else. Heading through Maisey Cottage’s wooden door into the walled garden, you’ll be impressed by the huge, overhanging Robina pseudoacacia tree and pretty border full of flowers and herbs. There’s space here to sit out and enjoy the surroundings and prepare a BBQ. (An electric car charging point in the garden is available to guests for a separate additional fee on a per night basis.) The heart of the cottage – the Central Hallway, Master Bedroom and Living Room - dates back over 200 years, while the new extension, with a fully equipped kitchen/dining area with underfloor heating, and second bedroom, was added in 2016. The Living Room has a wood burning stove and original flagstone flooring, made cosy with Persian rugs, while the bright and airy, contemporary kitchen/dining area is a delightful eating and entertaining space. Maisey Cottage has free, off-road parking for 2-3 cars. Kencot is a small, peaceful village in West Oxfordshire, at the centre of a triangle formed by Burford (5 miles), Lechlade (5 miles) and Witney (8 miles). Evidence of settlement at Kencot dates to 1086, though Bronze Age and Roman objects have been found there. Like most other villages in this area it is mainly stone-built, with several impressive 18th- and 19th-century houses. The village hall is home to a lively and active community, with events held regularly through the year. Recently renovated and new to AirBNB in 2018! This lovely little cottage is situated in the heart of Lechlade-on-Thames, a small Cotswold market town full of antique shops, busy coffee shops and other local independent high street stops. Lechlade is the highest navigational point on The River Thames. The river is a short walk away, with pubs along it and lovely circular walks right from the doorstep.
The cottage has 2 bedrooms, one king and one double, a stylish bathroom with roll-top bath and power shower, a sitting room with log burner, kitchen and sun room with dining table. The sun-room leads onto a small private sunny courtyard garden with a bbq and seating area. The lounge has a comfortable sofa, side chair and coffee table. There is a large TV in the lounge equipped with a Free View box for a wide selection of channels. As seen in the photographs, the lounge benefits from a number of original features such as log burner, beams and exposed stone work. The kitchen is well equipped with utensils, a new fridge/freezer, microwave and washing machine. The kitchen then leads into the summer room with table and bench seating for eating. There are double doors opening onto a small patio, which is paved and catches the afternoon sun. A barbeque, garden table and chairs are provided for your enjoyment. Each bedroom has been decorated in lovely Farrow & Ball colours to ensure a peaceful, relaxing feel with crisp white linen. The first floor bedroom is large, with exposed beams, window looking to the front and fitted cupboards and drawers for storage. The top floor bedroom is in the eves of the house, with exposed beams and drawers for storage. This bedroom is accessible by steep stairs. The bathroom is also located on the first floor. As seen from the photographs, the bathroom has been beautifully renovated with roll top bath, power shower and a lovely large period sink.
Lechlade is a small attractive riverside town on the edge of the Cotswolds. Lechlade gets its name from the River Leach which joins the Thames just east of the town. From the earliest days, it was an ideal location for a settlement as the rivers were a source of food and an easy way to travel. Today, the population of Lechlade is just over 3100. There is a healthy tourist trade, particularly in the summer when the Thames is busy with cruisers, narrowboats and small boats. There is good fishing in the local rivers and lakes, country walks in the beautiful Cotswolds countryside, and various nature reserves in the area. The town is a good staging-post for visitors to the Cotswolds and the historic towns of Oxford and Cirencester.

Picturesque little cottage in the heart of Lechlade with immediate access to the surrounding countryside and cotswold hills. Lechlade is built around a picturesque 13th century church. The house itself is perfectly placed at the edge of the churchyard path made famous by Shelley in his poem, A Summer Evening Churchyard. Guests can enjoy peace and tranquility, whilst being 30 seconds walk away from local pubs, the river thames and the stunning cotswold countryside.
Our little cottage is perfect for those wanting a quiet country get away. Uniquely situated, in one direction you are 30 seconds walk from the centre of the town whilst in the other you are immediately surrounded by beautiful countryside and walks. The cottage has a recently renovated kitchen and dining area, a new bathroom suite and boiler. The 2 light and airy bedrooms are both good sized doubles, with views over the gardens each side. As well as the central heating the house enjoys a wood burning stove in the living room, perfect for snuggling up in those winter months. Tucked away from main streets and noise, there are very private front and back gardens with a bbq and plenty of space to sit and enjoy the sunshine!
Lechlade is perfectly situated for easy access to many renowned tourist spots and events. Cotswold wildlife park is an easy 10 min drive, the swindon Outlet village just 20 min drive, and there are many quaint cotswoldian villages within 10 min drive including Bibury, Fairford and Burford. Larger shopping areas such as Cribbs causeway, Bristol Centre or Oxford Westgate are just over an hour away, but as Lechlade has so many wonderful boutiques and antique shops its unlikely you will feel the need to go further afield! Events such as the famous Fairford Air Tattoo in July and Lechlade's annual music festival in May always draw large crowds and our cottage is excellently placed to enable you to experience these easily. During the summer, an easy 10 minute stroll to the Trout inn across the fields to enjoy the pub garden next to the Thames is a must, or if you prefer something more active, hiring a kayak or a boat from the Riverside pub in Lechlade.
